Four historic neighborhoods comprise Broward County's newest city

Four communities merged in 2005 to create West Park, Broward County's newest city. Officials combined Lake Forest, Miami Gardens, Utopia and Carver Ranches – a planned Black community established in the 1940s – to create a community that combines enough old school and new school to make it attractive to investors. “What I love about living in West Park is that it’s affordable and a great investment. My home was reasonable when I purchased it 15 years ago. Today, it's worth four times as much,” says Salima Mohammed, a Realtor with Keller Williams Realty Professionals.

Ranch and minimal traditional style homes on sidewalk-lined streets

Ranch-style homes, built between 1950 and 1960, are the most common here. The rest of the residential streets are made up of minimal traditional and bungalow-style homes from the 1970s and New Traditional-style homes from the early 2000s. The median price for single-family homes is about $455,000, less expensive than nearby Hollywood. Mohammed says most of the homes in West Park are owner-occupied, which is important. “Houses are clean and well-kept, something homebuyers pay attention to,” she says.

Broward County Public Schools offers school choice

Broward County Public Schools serves the city and rates a B-plus on Niche. The district encompasses 327 schools, which includes 88 charter schools. It also offers school choice. The closest private schools are in Hollywood: Chaminade Madonna College Preparatory School, which rates an A, and Sha’arei Bina Torah Academy for Girls, which rates an A-minus.

Hallandale Beach Boulevard, nearby Hollywood offers shopping and dining

Local restaurants, retailers, and services are located along Hallandale Beach Boulevard. Big box stores and more dining options can be found in nearby Hollywood. Martin Luther King Jr. Day is celebrated all week each January

Carver Ranches Library is located on the city’s north side and features regular activities for patrons of all ages, including babies. Each January, the week of Martin Luther King Jr. Day is full of events, including a breakfast for residents 55 and older and a parade. Residents also head to nearby Hollywood for its annual events, including the Star Spangled Spectacular on the Fourth of July and the Candy Cane Parade, which takes place in early December.

I-95 is nearby, U.S. Route 441 is closer

U.S. Route 441 runs along the city’s west side, and Interstate 95 is not far away. Broward County Transit buses run along major thoroughfares. Fort Lauderdale-Hollywood International Airport is about 11 miles away.

Like many cities in South Florida, West Park is susceptible to hurricanes. The city provides resources on its website to help prepare residents for “hurricane season,” which spans June to November.
