Four historic neighborhoods comprise Broward County's newest city
Four communities merged in 2005 to create West Park, Broward County's newest city. Officials combined Lake Forest, Miami Gardens, Utopia and Carver Ranches – a planned Black community established in the 1940s – to create a community that combines enough old school and new school to make it attractive to investors. “What I love about living in West Park is that it’s affordable and a great investment. My home was reasonable when I purchased it 15 years ago. Today, it's worth four times as much,” says Salima Mohammed, a Realtor with Keller Williams Realty Professionals.

Ranch and minimal traditional style homes on sidewalk-lined streets
Ranch-style homes, built between 1950 and 1960, are the most common here. The rest of the residential streets are made up of minimal traditional and bungalow-style homes from the 1970s and New Traditional-style homes from the early 2000s. The median price for single-family homes is about $455,000, less expensive than nearby Hollywood. Mohammed says most of the homes in West Park are owner-occupied, which is important. “Houses are clean and well-kept, something homebuyers pay attention to,” she says.

Location is the chief selling point for Hollywood Ridge, a neighborhood rife with townhouse and condo communities, ranch homes ripe for renovation, and peaceful parks. The neighborhood blends an ideal combination of distance from the flurry of activity in downtown Hollywood and Hollywood Beach with easy access to coastal amenities, all within 6 miles.
A medley of townhouses and condo complexes developed in the late 20th and early 21st centuries make up most of the options in Hollywood Ridge’s residential areas. "All the cities on the west side of the Florida Turnpike are younger than those on the east side, so much of the development is going to be newer, which many buyers see as a plus,” says Denis Kersaint, Seniors Real Estate Specialist with Signature Realty. Some of the subsections in Hollywood Ridge are gated, offering a touch of privacy, and may feature amenities like assigned parking or a community pool. Prices for these options can range from $225,000 up to $300,000, depending on the number of bedrooms and amenities included. Due north, duplexes, triplexes and even quadplexes join the streetscape. Single-family homes are primarily two-to-three-bedroom ranch-style, priced between $250,000 and $425,000, that have been updated with new countertops, flooring or roofing.
Walkability to two public elementary schools is an added benefit for buyers moving to Hollywood Ridge. Watkins and Lake Forest Elementary schools sit adjacent on either side of Southwest 52nd Avenue. Both are part of the Broward County Public Schools system and have C-plus ratings from Niche. The same grade was given to both McNichol Middle and Hallandale High schools, attended by students in Hollywood Ridge. Hallandale High School also offers a magnet program with focuses in entrepreneurship, STEM and multimedia technology.
Recently revitalized community parks in the heart of the neighborhood provide space for locals to get outdoors. McTyre Park received a new AstroTurf playground in 2022. The park also features basketball courts, a soccer field, shaded walking trails and a splash pad that gets packed with kids during the summer. Across the street, Raymond P. Oglesby Preserve is an expansive 19-acre green space peppered with palm trees. Along with its playground, the park is an ideal spot for walks or picnicking.
For quick errands, residents can hop on Hallandale Beach Boulevard to reach a Publix supermarket, less than 2.5 miles away. The main road is also flanked by industrial shops and stores like Dollar General for everyday essentials. Locals frequently stop by Treelion Juice Bar and Natural Foods, where customers rave about the distinctive options—including passion lion juice, with passion fruit, apple and pineapple. The vegan Jamaican restaurant also pairs smoothies and juices with dishes like the veggie prawn dinner.
Hollywood Ridge is situated near Miramar, Pembroke Pines and Hollywood, so no city is too far away. It’s also close to Florida’s Turnpike and Interstate 95, giving a quick start to a commute and access to Fort Lauderdale-Hollywood International Airport, about 10.5 miles north. And at less than 10 miles from the sandy stretches of Hollywood Beach, the neighborhood puts Florida’s nature within easy reach. Public transportation via Broward County Transit is also made accessible along Southwest 52nd Avenue and Hallandale Beach Boulevard.
