The Broderick-Bryte neighborhood in West Sacramento is a well-established community near local schools and trails along the Sacramento River, offering comparatively low housing costs. From Bryte Park, the neighborhood’s main gathering space, locals can bike along the riverfront to Sutter Health Park, where the former Oakland As are scheduled to play three seasons beginning in 2025. The Major League Baseball team’s temporary relocation is promoting economic growth across the city, including at nearby restaurants on the neighborhood’s south side. Aside from trails, locals are attracted to Broderick-Bryte for its commuter-friendly location, which is only a few miles from downtown Sacramento.

A wide variety of housing types, sizes and styles
Broderick-Bryte is mostly residential, consisting of ranch-style homes and cottages built between 1930 and 1980. Front lawns are enclosed with wrought-iron or wire fencing and shaded by a diverse mix of mature trees, including palm, cypress and fir, to name a few. Prices generally range from $150,000 to $550,000, depending on the home’s condition. Though most of the neighborhood dates to the 20th century, there are two small infill developments from the early 2000s that were built by Century Communities. The development on the neighborhood’s east side has four-bedroom new traditional builds that range from $550,000 to $900,000, while the north side development has larger five-bedroom properties with more customization for between $800,000 and $1.3 million. Westwind Estates is an all-ages mobile home park with homes for between $100,000 and $200,000. Some residents rent their properties, and apartment buildings are common throughout the neighborhood. Duplexes and triplexes with rental potential range from $600,000 to $1.2 million.
Flood risk is very low for residents thanks to the well-maintained levee system. “Of course, you want to look at the property and talk to your insurance agent about flood insurance, especially down by the river,” says Christopher Brown, a principal broker at Next Real Estate Group with more than 27 years of experience. “But with all the levee improvements, there hasn’t been any flooding in that area in decades.”

Bike trails connect neighborhood parks along the riverfront
Bryte Park is the central gathering space on West Sacramento’s north side, featuring a playground with climbing structures and swing sets. The park’s sports fields sometimes host pick-up games and youth sports leagues. Next to the park, locals can access waterfront bike trails that run almost three miles along the Sacramento River to River Walk Park, a scenic promenade with views of Old Sacramento across the water. “Bike trails are the heart of West Sacramento and Sacramento,” Brown says. “You can travel all throughout the city without crossing any roads. It’s one of the most beautiful things about the area.” Bikers can also use these trails to get to Sutter Health Park, where the former Oakland As MLB team is contracted to play three seasons beginning in 2025.

Nearby schools include public and charter options
Riverbank Elementary School serves kindergarten through eighth grade and earns a C-plus from Niche. The school has weekly clubs for kids interested in art, esports and biking. River City High earns an A-minus and offers various career technical education programs, from performing arts to residential and commercial construction. Some programs, including agriscience, are housed on River City High’s satellite Bryte Campus, located within Broderick-Bryte. There are many charter options nearby, including the B-minus Lighthouse Charter School, which has kindergarten through eighth grade.

Connecting to Sacramento, just across the river
Sacramento Avenue is Broderick-Bryte’s main throughfare, running along the south border and connecting with Interstate 80 to the west. Downtown Sacramento is a few miles away on the other side of the Sacramento River, accessible by either the Tower or I Street Bridges. Yolobus bus routes, operated by Yolo County, stop along major roads within the neighborhood. Sutter Medical Center is about 6 miles away in Sacramento, and Sacramento International Airport is about 10 miles north.
