Michigan-Glide-Sutter is seeing growing demand, like much of West Sacramento

Named for some of the major roadways in the neighborhood, Michigan-Glide-Sutter offers relatively affordable housing in West Sacramento, surrounded by industrial centers and train tracks. “It’s pretty overlooked, but everyone who gets here is like, ‘yeah, we’re not leaving,’” says Christopher Brown, a principal broker at NEXT Real Estate Group with more than 27 years of experience. “And most of the housing is very attainable.” The neighborhood, like many in the area, is seeing a boost of interest thanks to the former Oakland A’s, a Major League Baseball team, which will be playing three seasons at the nearby Sutter Health Park starting in 2025. As excitement builds, investors are renovating some of the neighborhood’s midcentury housing. Though the A’s will only be here for a few years, the neighborhood’s commuter-friendly location—only a few miles from downtown Sacramento—and many locally owned restaurants attract plenty of long-term residents. The neighborhood earns a CAP Index Crime Score of 7 out of 10, compared to a national score of 4.

Mostly midcentury housing, with some multifamily and mobile homes

Homes are concentrated on the neighborhood’s east side, including mostly minimal traditional ranch-style properties with two to four bedrooms. Built between 1920 and 1960, many homes have a compact one-car garage or carport, and most roads are wide enough to accommodate street parking as well. Backyards tend to be a little more spacious here than in riverfront neighborhoods. Prices range from $200,000 to $500,000, often depending on the home's condition and recent renovations. Multifamily properties with between two and eight rentable units tend to range from $700,000 to $1.2 million. Several mobile home parks from the 1960s and ‘70s, including all ages and 55+ communities, offer one- to two-bedroom manufactured properties for between $30,000 and $100,000.

Limited green space, planned improvements to Westacre Park

Michigan-Glide-Sutter has limited green space except for Westfield Park, located next to Westfield Village K-8. The park mostly consists of open grass fields with a shaded playground and picnic table on one side. Westacre Park, located south of the neighborhood, temporarily closed to visitors in March 2025 for renovations. The updated park will feature a new splash pad, climbing wall and expanded skate park, in addition to preexisting playgrounds and soccer fields. The city has yet to announce an expected completion date.

Local schools and highly regarded career programs for high schoolers

Westfield Village K-8 earns a C from Niche, located on the neighborhood’s east side. The A-minus-rated River City High offers 11 Career Technical Education (CTE) pathways, including agricultural science, biotechnology and construction. These programs span eight industry sectors, and many include mentorship and internship opportunities.

Commuter-friendly location close to highways and downtown Sacramento

Commuters have a 3-mile drive over the Tower Bridge into downtown Sacramento. “It’s a super convenient commute if you work downtown,” Brown says. “Especially now that more government jobs are moving back into the office.” The nearest U.S. Route 50 interchange is about a mile away, while Interstate 80 is 3 miles away. Yolobus, the Yolo County public transit system, has routes that stop along the neighborhood’s south border. Bike lanes line major roads like West Capitol Avenue. Mercy General Hospital is the closest hospital, about 6 miles away in East Sacramento. Sacramento International Airport is about 14 miles away.

Mixed industrial makeup, close to eateries and grocery stores

The neighborhood’s west side is populated by industrial centers and auto shops, with small casual eateries along West Capitol Avenue. Kick’n Mule Restaurant and Sports Bar serves American fare and cocktails, including more than 25 variations on the Moscow Mule. Carol’s Restaurant has been a staple of the local community since 1988, serving standard diner fare. A Raley’s grocery store is on the neighborhood’s edge, and the nearby Riverpoint Marketplace has large retailers like Walmart and Ikea.
