West Sacramento’s namesake with quick access to attractions
Before West Sacramento formally became a city in the 1980s, the area was a collection of communities across the water from California’s capital. One of those places went by West Sacramento, which lives on in spirit through this neighborhood located off the Sacramento River and its Deep Water Ship Channel. The community enjoys proximity to downtown Sacramento and its historic waterfront’s dining and cultural attractions, but some of that scene has crossed the river over the years. Although mostly residential, Old West Sacramento puts many within short walking distance of parks and spots serving anything from authentic street-style tacos to a wide selection of craft beers.
“It’s a very established area. In terms of the city in general, it’s not Sacramento; It’s its own community, its own culture, but you’re a hop, skip and a jump from downtown Sacramento,” says Darius Graham, a Realtor with Goree & Thompson.
Midcentury-era homes with fruit trees and proximity to parks
Ranch-style, split-level and minimal Traditional homes comprise much of Old West Sacramento’s housing. Some lots make room for citrus trees and palms, while many live across the road from a few pocket parks. One of them, Fred and Leila Holmes Park, occupies a large roundabout with open green space and picnic tables. Homes with footprints less than 1,000 square are not uncommon, and their costs, depending on size, can go from $340,000 to nearly $600,000. A few options above 2,000 square feet can exceed that range. “What’s interesting about Old West Sacramento is the homes are still pretty reasonable,” says Carmen Micsa, broker/CEO of Dynamic Real Estate. The neighborhood’s overall CAP Index Crime Score is 8 out of 10, or double the national average of 4.

Whitey’s Jolly Kone is a vintage, window-counter fast-food spot where patrons can dine outdoors. Strolls and views along the Sacramento River
Outdoor spaces include the roughly 4-acre Sam Combs Park, popular for picnics and dog owners. The park is right off the Deep Water Ship Channel, which local anglers frequent for catfish and a few varieties of bass. The neighborhood isn’t far from the River Walk Trail, which allows for relaxing strolls and bike rides along the Sacramento River. Trail users can cross the iconic Tower Bridge to go into downtown Sacramento or visit the parks on the other side of the river. Or they can continue to River Walk Park, where they can see some of West Sacramento’s most recognizable buildings and casually cross paths with wandering waterfowl.

River Cats and Athletics games at Sutter Health Park
The neighborhood sits down the road from Sutter Health Park, home of the Sacramento River Cats, a minor league outfit and affiliate of the San Francisco Giants. Local baseball fans also have the privilege of catching Athletics games. The formerly Oakland-based franchise is temporarily based at Sutter Health Park — which many still call Raley Field — until the slated 2028 completion of its new home in Las Vegas.
U.S. Highway 50 to downtown Sacramento
A couple of Yolobus stops exist around Park Boulevard for those who need alternative transportation. The neighborhood sits along the Capital City Freeway — or U.S. Highway 50 — which crosses the Sacramento River and provides a quick route into downtown Sacramento. U.S. 50 also merges with Interstate 80, which takes travelers west toward the Bay Area. “It’s a great location because you can hop on the freeway, or you cross the bridge, and you’re in downtown and Old Sacramento,” Micsa says. However, U.S. 50 can cause its surrounding area to experience high noise levels. The other nearby major highway is Interstate 5, which goes toward the Sacramento International Airport about 12 miles north. About 5 miles east, the UC Davis Medical Center offers one of the nearest hospitals.
