Quaint neighborhood with in-and-outs to Pittsburgh
West View is an established borough that provides an appealing blend of home values and proximity to top schools less than 10 miles from Pittsburgh. “It gives you a nice residential neighborhood with a good school district and easy access to the city for work or play,” says Michael Pohlot, a Realtor with Janus Realty Advisors who grew up in the Pittsburgh area. Bordered by Interstate 279, residents have quick and easy access to the heart of the city while enjoying a plethora of amenities closer to home. Retail and dining options are spread throughout the community along a pair of buzzy corridors.
Older charm accented with recent builds
Prominent in West View is a variety of established homes, most of which were built between the 1920s and 1950s. Colonial-influenced American Foursquares are common, with concrete stairways leading up to spacious porches a common sight along neighborhood streets. “It has an older-home charm with a lot of Craftsman features like stonework you don’t see in other areas,” says Pohlot. Traditional-style brick homes that are more sturdy than stylish can be found throughout the borough as well. Tudor-style homes highlight the architectural diversity, which is also illustrated by pre-war renovated Italianate-style homes and traditional Colonial Revival-style homes. “Many of the older homes have been refurbished, and there are a lot of decent-sized homes, probably around 1,700 square feet on average,” says Pohlot. A collection of contemporary custom homes built in recent years also can be found in self-contained subdivision settings. Prices typically range from the low $100,000s to the low $500,000s. “The average home sale is higher than other areas, but price-wise it’s good value for your money,” adds Pohlot. Multi-family options include two-bedroom condominiums starting in the mid-$100,000s.

Dining with allergen awareness
Mandy’s Pizza and The Cakery are popular family-owned eateries along the U.S. Route 19 corridor, also known as Perry Highway. Mandy’s Pizza has been a borough staple since 1979. It is known for its extensive menu, which includes a variety of allergen-free options that were created with the life-threatening allergies of the owners’ son in mind. The Cakery is a quaint bakery that gets rave reviews for its desserts and its customer service. Along Center Avenue, another primary thoroughfare in the neighborhood, you’ll find Severina Restaurant and Bar, a highly rated Italian eatery that also gets high marks for its desserts, and Danny’s Bar & Grill, which provides a convenient spot to engage in one of the borough’s favorite pastimes -- watching Pittsburgh’s sports teams with friends.

Transferable college credits
Home values throughout the Pittsburgh area are directly related to the quality of the schools. Students in West View can attend a trio of top-rated public schools under the direction of the North Hills School District. West View Elementary School is centrally located in the borough. North Hills Middle School and North Hills Senior High School occupy adjacent campuses only blocks away in greater Ross Township. All three are rated A-minus by Niche. The high school features a College in High Schools Program that allows students to earn transferable college credits before graduation.
West View Elementary is located right off of Perry Highway.

Swinging for the fences
Speaking of sports, or at least athletic activity, Richard E. Powell Park is a small residential green space with children’s play areas and a basketball court. Barry G. Schell Field provides a practice space for the borough’s baseball players. Nearby Thompson Drive Park is a forested green space that is a popular spot for geocachers who enjoy engaging in digital outdoor scavenger hunts.

Central Avenue is additionally important, as it is home to the West View Shopping Center, anchored by a Giant Eagle Supermarket, and is populated with bus stops. A few stops also can be found on Perry Highway, and the Ross Park & Ride station is located just outside the community near Interstate 279. Perry Highway bisects much of the borough and provides easy access to points north and south. It connects directly to the larger suburban areas to the north, and just south of the community it connects to I-279, which leads directly to downtown Pittsburgh. “The borough gives you a good middle ground that allows you to go up to McCandless and Wexford, which have more open areas, or into the city,” says Pohlot. “It’s a good location with benefits on both sides."
West View Borough offers an array of bust stops around town for easy transport.
Interstate 279 is easily accessible for commuters into the City of Pittsburgh from West View.
