Church Ranch is an established community near amenities
The Church Ranch neighborhood, located in the Denver suburb of Westminster, has rural character, suburban amenities and is a short drive to the urban centers of Denver and Boulder. “Church Ranch is one of the last outlying pockets of acreage surrounded by neighborhoods and stores,” says Jody Bennigsdorf, a RE/MAX ALLIANCE broker with 12 years of experience selling homes in the Denver market. “It’s an older neighborhood that has undergone massive updates and renovations. The neighborhood is changing for the better.” Bennigsdorf says most of the dwellings are ranch houses and two-story homes that are “common Denver home styles.” He adds that many properties are sitting on acreage of land. Many of the homes were built in the late 80s and early 90s. “It absolutely is a great place to live,” he explains. “It has a lot to offer regarding parks, entertainment, location, walking trails and incredible mountain views.”
Well-kept neighborhoods for home owners and renters
The median list price for a Church Ranch home is $565,000 and the prices hover between $450,000 and $1.1 million. Nearly 50% of the residents rent their homes, indicating abundant investment properties. Listings generally sell within 20 days. Since Church Ranch is an established community, mature trees are abundant. Annual precipitation is 14 inches; annual snowfall is 66 inches, so have a snow shovel ready. Bennigsdorf says there is a good mix of families, empty nesters and young professionals in Church Ranch. Many have more to the community for a lifestyle change. “Families want a better environment,” he says. “There are tons of parks and walking trails. This unique environment is well-kept and people won’t let it get run down.”
B-rated public schools in Jefferson County
Kids in Church Ranch will attend Jefferson County School District No. R-1. The school district earns an A-minus from Niche. Semper Elementary School has a 15-to-1 student-to-teacher ratio and is a B-minus-ranked institution. Mandalay Middle School has nearly 500 students and a B overall Niche grade. With eclectic clubs like Swifties in the Swamp, a Taylor Swift fan club, students at Standley Lake High School keep busy during and after school. Niche ranks the school with a B grade.
Westminster's parks and venues
Westminster City Park, a 205-acre open space, is a park for the entire household. There are slides and train rides for the younger kids, a skate park for the teens to enjoy and an 18-hole disc golf course. Nearby 1stBank Center is the local entertainment venue for concerts and the Denver Roller Dolls roller derby team. Trendwood Park, which was renamed TeBockhorst Park to honor longtime Betty Adams Elementary School teacher Joe TeBockhorst, is a 5-acre park with multi-use turf fields and two basketball courts.
Shops, restaurants and entertainment at The Promenade
The Promenade is the region’s entertainment and shopping hub, a short drive from Church Ranch. The Ice Centre at the Promenade offers skating lessons and hosts an adult hockey league. Besides housing multiple bowling leagues, Bowlero Promenade also offers teen socials. Dave & Buster’s Westminster is a great spot to grab a meal and enjoy arcade games. Camp Bow Wow Westminster provides a dog daycare center, which is ideal for travelers who have dogs. Shopping needs can be addressed at the Promenade Target. At Hacienda Colorado, patrons can dig into a Chocolate Piñata, a smashable ball of chocolate stuffed with churros and fruit. “There’s a wide variety of dining options and grocery stores at the Promenade,” Bennigsdorf says.
