Hyland Greens, located about 15 miles between Denver and Boulder, is great for those who want a community-oriented neighborhood. Here, trails lead you to your neighbors, locals celebrate holidays together and community pools and pocket parks offer places for residents to hang out. Rachel Kennedy, a Realtor with eXp Realty who lives in the neighborhood, says, “I always tell buyers, 'This is the closest thing you’ll get to the ‘Brady Bunch’ or ‘Leave it to Beaver’ era.'" You can send your kids out to play and tell them to come back when the sun sets without having to worry about a thing."

Attractive housing options in a walkable setting
“Hyland Greens was developed in the 1970s and was designed to be a park-like setting. We have over 10 miles of walking trails and greenbelts that run through,” says Kennedy. Almost every street here ends in a cul-de-sac, and sidewalks ensure you can safely walk from your house to one of the community pools or pocket parks. Ranch-style homes, including raised ranches, are prominent, and contemporary homes are common. Condos can also be found. Prices range from about $350,000 to $1 million-plus.
Westminster Public Schools is an average district.
The neighborhood is served by Westminster Public Schools, a C-rated district by Niche. Younger students can attend Mesa Elementary School and Shaw Heights Middle School, rated C and C-minus, respectively. Older students can attend Westminster High School, rated C-plus. Sunset Ridge PK-8, rated C-minus, is another option.
Activity at parks, pools and nearby green spaces
The neighborhood offers two community pools and various sports courts that are within walking distance of many homes. The greenbelts run around both, ensuring residents can get to their destinations using trails. There is also ample access to greenery outside the development. Caroll Butts Park is a large green space that features athletic spaces for soccer, football, baseball and tennis, and an aquatic park. Also close by is The Greg Mastriona Courses at Hyland Hills, which opened in 1963 and was one of the first 18-hole golf courses in the region.
Residents gather for community events
The neighborhood’s homeowners association hosts festivities throughout the year. “The events bring the community together,” Kennedy says. “This is one of those neighborhoods where everyone knows their neighbors.” In the spring, there’s an Easter egg hunt, where the Easter Bunny hides more than 3,000 eggs in one of the neighborhood’s pocket parks. On The Fourth of July, kids decorate their bikes and follow a firetruck in a parade that leads to a neighborhood pool. Once there, the firetruck makes a waterfall with its hose for the kids to run under, and residents enjoy snow cones and hotdogs.
Retail stores and restaurants along Sheridan Boulevard
Along Sheridan Boulevard on the neighborhood’s edge are numerous shopping options, which include H Mart Westminster and the adjacent Walmart. Dining destinations include The Wishbone, an American comfort food restaurant with an exterior that resembles a ski lodge, and Tous les Jours, a French-Asian bakery.
Convenient access to Denver, Boulder
Hyland Greens attracts a lot of commuters. Denver is a 14-mile drive from the neighborhood via Interstate 25. Boulder is 17 miles via U.S. Route 36, also known as the Denver Boulder Turnpike.
