Kim Niles has taken more than a passing interest in central Westminster’s Sheridan Green neighborhood, located halfway between Denver and Boulder along Route 36, known as the Denver-Boulder Turnpike. “I’m kind of revitalizing it,” says Niles, an associate broker with Colorado Flat Fee Realty who buys some of its older houses and updates them. "The neighborhood is beautiful because of the many trees you'll see driving through it. "The Westminster Forestry Team maintains 14,000 trees inside the city limits. You'll see many of them--a mixture of Austrian pines, cottonwoods, English oaks, green ashes and even a 26-foot-high horse chestnut--sprouting up along Sheridan Green's streets and parks.

From the '60s to the '90s
Sheridan Green offers as many ranch-style and split-level houses from the 1960s and 1970s as contemporary homes built in the 1990s. “It’s an affordable neighborhood with plenty of amenities,” Niles says. Prices for these houses, which sit atop smaller, 5,000 to 10,000-square-foot lots on winding suburban streets with sidewalks, run between $500,000 to $750,000. This price range is on par with what you’d find in Denver, 17 miles southeast of Sheridan Green, and half of what you’d expect to pay in Boulder, 13 miles northwest of the neighborhood.

A's and B's on the school report card
Niles says the neighborhood’s location is one of its primary selling points. It also benefits from having top-quality schools. Ryan Elementary School, which received an A-minus on Niche and was named the 13th best of Jefferson County’s 108 public elementary schools, sits at the center of Sheridan Green. From here, neighborhood children will advance to Mandalay Middle and Standley Lake High Schools, both of which received a B from the website. These three schools are part of the Jefferson County School District, which Niche ranked as the 20th best of Colorado’s 172 public school districts. But the old Sheridan Green Elementary School, which closed at the beginning of the 2023 school year due to low enrollment, is probably the neighborhood’s most talked about school. City officials are weighing various plans for the property, ranging from selling it to a church to tearing it down and using its land as a possible expansion to the adjacent Stratford Park.
The student population of Ryan Elementary School is 360 and the school serves K-5.
The student-teacher ratio at Mandalay Elementary School is 16 to 1.

A trio of parks nearby
This park, which in its current form boasts a playground and a few athletic fields, is one of three neighborhood parks that you’ll find in the neighborhood. The 15-acre Sherwood Park and the 13-acre Ryan Park also offer a playground and a handful of athletic fields where people can exercise. The 205-acre Westminister City Park, just south of Sheridan Green, provides a skate park, a pavilion that teaches explicitly about butterflies and access to the Big Dry Creek Trail, where you can go for a hike. This park also offers a recreation center with a gym and two indoor pools that can be used year-round.

Bus and light rail access
Taking a stroll in the neighborhood is easy as sidewalks are prominently featured. If relying on something other than a car is a priority, there are plenty of bus stops along major east-west routes like 120th and 112th Avenues and Main Street, running north and south. The closest light rail station is off the Denver-Boulder Turnpike at the 104th Avenue interchange. It’s less than a ten-minute drive away.
