The Landings is a small gated community in Weston with large homes

Royal palms and an intricate lake system frame million-dollar homes in The Landings. The small, gated neighborhood sits on the northern end of Weston, a massive master-planned community with highly rated schools, robust outdoor amenities and noteworthy landscaping. The city has grown tremendously since its incorporation in the late 1990s, but its neighborhoods have maintained a slow pace of living and a strong sense of community. “Neighbors know neighbors here,” says broker Patricia Lewis of One Sotheby’s International Realty. She’s sold homes across South Florida for several decades. “You know everybody who has a dog in the neighborhood. We have over 70,000 people across Weston, but you wouldn’t know it. We don’t have hustle and bustle traffic.” The Landings price points help distinguish the neighborhood from other Weston communities; lots are generally larger, and homes offer a bit more space with a higher price tag.

Million-dollar Mediterranean and Spanish-influenced homes

Homes in The Landings generally list and sell for over $1 million. “Lots in The Landings were sold to individual buyers, which makes it more expensive,” Lewis says. “The homes are semi-custom. They had a floor plan and maybe made some changes to it.” Homes generally sell for $1.2 million to $1.55 million, often measuring at least 3,000 square feet with four to five bedrooms. Most houses have Mediterranean and Spanish influences, with classic terra cotta tiles topping roofs across the community. Nearly every home has an in-ground pool with a lanai. Homeowners pay fees to The Landings Maintenance Association, which ensures finely manicured landscaping and approves any architectural changes. Sidewalks line every street in the community. The overall CAP Index Crime Score is 1 out of 10, lower than the national average of 4.

Top-rated schools serve the communtiy

Broward County Public Schools scores an overall B-plus on Niche. Students can choose their school to attend, and the School Choice Open Enrollment window is typically from early November to December. Gator Run Elementary School and Falcon Cove Middle receive an A-minus, and Cypress Bay High School scores an A-plus. The high school offers several career and technical education programs, including biomedical and health science, digital video and JROTC.

Well-maintained community parks are nearby

Community amenities include a basketball court, a playground for the kids and some green space wrapped by a small, paved path. “Because the lots are all big enough to have one, they don’t have a community pool in The Landings,” Lewis says. Plenty of city-operated parks and public recreation spaces are near the neighborhood. Tequesta Trace Park covers just over 40 acres, about 2 miles from the community. It’s a sports hub, with a track, baseball fields and multi-use turf fields. The park also has a skate park and plenty of walking paths. Weston Regional Park is about 2 miles southwest, sprawling across 102 acres with dozens of courts and fields. It has concession stands, beach tennis and tetherball. Golf is also popular, and The Club at Weston Hills operates two 18-hole courses for its members.

International flavors and nearby grocery stores

The Landings is near several restaurants and a couple of grocery stores. Publix is about a mile from the community’s front gates, along with a CVS, a bank and a gas station. Nearby eateries offer diverse international cuisines, including the Peruvian Japanese hot spot, Ceviche Arigato. The restaurant blends Peru’s flavors with Japan’s techniques to serve items like saltado, tuna tataki and ceviche de pescado. La Torretta has Italian staples, Caffe Gourmet crafts Venezuelan coffee and Las Rikuras offers traditional Colombian fare. More restaurants and markets are available along Weston Road. Lewis says Weston doesn’t have big-box stores and that folks often shop at Sawgrass Mills, about 10 miles away.

Weston roads feature bike lanes, and highways are nearby

Residents often get around The Landings and the City of Weston by bike. Designated lanes on Weston’s busier roads accommodate cyclists and pedestrians. Broward County Transit operates buses that stop at several points along Weston Road, but locals mainly depend on cars for commutes. A junction of several major highways sits just outside the community, including Interstates 75 and 595. U.S. Route 27 runs along Weston’s west end. Weston Hospital of Cleveland Clinic Florida is the community’s primary medical facility, and Fort Lauderdale-Hollywood International Airport is a 22-mile trip.

Regional storm risks and a relatively low risk of flooding

South Florida is prone to tropical weather and severe winds, but Weston’s risk of flooding is relatively low compared to the rest of Broward County.
