The Meadows provides more than just luxury homes. "You're buying a lifestyle, a whole community and access to very desirable schools," says Realtor Maria Corina Martinez with Keller Williams Legacy Weston. Martinez has lived in Weston since 1993. "It's an intimate gated community with great access to Interstate 75; that's what I particularly like about The Meadows." The Meadows is one of many subdivisions in the master-planned town of Weston, which is perched on the edge of the Everglades. While The Meadows may seem remote, Martinez says its location is one of its perks. "One of the best benefits is that you're in a [highway] corridor to get in and out of the city. This puts the community in a very different situation from other areas, and sometimes we take for granted how well planned our city is," she says. The Meadows also sits close to several dining and retail areas and highly rated private and public schools.
Mediterranean-inspired luxury homes with monthly HOA fees
Home to about 1,600 residents, The Meadows is a prime example of Florida's luxury gated communities. Residents pass through a guarded gate. From there, small peninsulas surrounded out from Meadows Boulevard. The winding streets lead to a collection of Spanish Colonial Revival and Mediterranean-style homes, with one to two stories. Most homes have classic red, orange and tan clay tile roofs and stucco exteriors surrounded by palm and oak trees. Houses are somewhat densely built, but have backyards large enough for patios and private pools with lanai screens. Recently renovated homes often hit the market with additions like solar panels or impact windows. Houses are typically priced between $735,000 and $1.2 million, depending on the amount of updates. HOA fees range from $160 to $180. The Meadows is in an area that has a high risk of inland flooding and structural damage during Florida's hurricane season, so proper homeowner's insurance is necessary.
The Meadows has A-rated public schools and private options nearby
Students may attend Broward County Public Schools, which earns a B-plus and serves over 250,000 students. A-minus-rated Gator Run Elementary serves prekindergarten through fifth grade, and A-minus-rated Falcon Cove Middle serves sixth through eighth grades. Cypress Bay High earns an A-plus and offers career and technical education programs like interior design and aviation. Students may also apply to private schools around the county, like A-plus-rated Sagemont Preparatory School, which serves all grade levels.
Private recreation close to Weston Parks
The Meadows sits between the Everglades and the Atlantic Ocean, offering various outdoor recreation options. The neighborhood has sports courts, a playground and a pool at the central clubhouse. "Each community in Weston has their own club, pool, playground and basketball court," Martinez says. A large freshwater lake also surrounds the neighborhood. "They have the biggest lake in the area. You can do everything without a motor, like kayaking and rowing. There are alligators, so people don't do it often, but if you're brave enough, you can," she adds. There are several parks across the collection of subdivisions in the area, like Weston Regional. This park offers sports courts, athletic fields, a play area and a walking trail. Weston Regional Park is also home to events like Weston's Hometown Fourth of July 5K and free moonlight movies. On the edge of the scenic Everglades, Sawgrass Recreation Park has ponds with fishing piers and trails that meander through the grassy wetlands. Residents are about 25 miles from the Atlantic Ocean and its golden beaches.
Dining and retail line Glades Parkway and beyond
The neighborhood is in a master-planned area, featuring pockets of recreation along major roads like Glades Parkway. Less than a mile from the community, there is a small hub with a Publix, private schools, churches, synagogues and small businesses. Shibuya Grill and Sushi Bar offers unique dishes like sushi pizza. Weston Town Center is around 3 miles away, and features more boutiques, yoga studios and a small park. About 10 miles north, the Sawgrass Mills Mall has upscale department stores and retail chains. It's also surrounded by big box stores like Walmart, Sam's Club and Target. Nearby, the Amerant Bank Arena hosts concerts and Florida Panthers hockey games. For more options, downtown Fort Lauderdale and downtown Hollywood are just under 25 miles away.
Known for quick access to local highways
The Meadows is adjacent to major thoroughfares like Interstate 75 (Alligator Alley), U.S. Highway 27 and state Highway 869 (Sawgrass Expressway). These roads offer car-dependent residents access to the rest of Palm Beach County and other highways like I-95. "This area is well known for its proximity to the Interstate," Martinez says. "You can avoid much traffic around Fort Lauderdale and Miami." Cleveland Clinic Weston Hospital is only 6 miles from The Meadows. The nearest airport is Fort Lauderdale-Hollywood International, 22 miles away. There are also public transportation options in larger cities like Boca Raton, which has a Brightline train station. This high-speed rail line offers service between Miami and Orlando. The Meadows has a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.
