A gated community with a private golf course 40 miles from Houston

Branching southward off Farm to Market Road 1093, Weston Lakes is a gated community of over 4,000 residents about 40 miles west of Houston. Modern Transitional homes line the neighborhood’s private 18-hole golf course, as sand traps and water hazards sit alongside single-family properties amidst the landscape. “It is a very open, friendly community,” says Mari Berend, a Realtor with Gulf Coast Realtors. “There is a lot of neighborhood activity and a lot of neighborhood events within the community. It’s wonderful for families, with really good schools and good neighborhood participation.” The neighborhood sits at the edge of a rapidly expanding area, as subdivisions continue to pop up on the western outskirts of the city. “The whole area has expanded probably 150% in the last five years, and it’s getting bigger every day,” Berend says. “Everywhere you look, they’re building new subdivisions in that area. Houston is moving outward, and Weston Lakes is very close to downtown Houston.” That combination of golf course serenity and proximity to the urban amenities of Houston is the primary draw of the neighborhood, which also offers access to a pair of neighborhood parks and to the Brazos River, which winds along the neighborhood’s south side.

Modern custom homes in Weston Lakes

Residences in Weston Lakes sit along several main roads or on short offshoots and cul-de-sacs. Almost all the properties date to the 1980s or later, with many built after 2000. “They’re all very traditional homes, usually with a lot of brick out there,” Berend says. “Most are recently built, but there are some older ones in the area as well.” Homes here are often custom designs with Craftsman or ranch-style elements. Prices typically fall between $500,000 and $900,000, but prices can climb as high as $2 million. Weston Lakes has a CAP Index Crime Score of 1 out of 10, well below the national average of 4.

Highly rated schools within the Lamar Consolidated ISD

Students in Weston Lakes can head north to attend Fletcher Morgan, Jr. Elementary School, which receives an A-minus from Niche. Dean Leaman Junior High School and Fulshear High School both garner A ratings. Fulshear High also fields the Charger Band, which has received recognition at the All-State level and placed in statewide competitions. All three schools are part of the A-minus-rated Lamar Consolidated Independent School District.

Heading east into Houston via the Westpark Tollway or the interstate

Locals are around 40 miles west of Houston by way of the Westpark Tollway or Interstate 10. I-10 is accessible about 17 miles northeast, while on-ramps for Interstate 69 sit about 20 miles south. “It’s extremely convenient,” Berend says. “1093 runs behind the neighborhood and is pretty major. They are doing a lot of highway expansion to make it more accessible with overpasses and such. It’s very easy to get into Houston.” The tollway is the most direct route, though, running 28 miles toward Houston before drivers merge onto I-69 for the final 10 miles. George Bush Intercontinental Airport is approximately 60 miles away, and the cities of San Antonio and Austin are both over 100 miles west.

Few restaurants nearby, but more outlets in Houston

About 4 miles west, Anthonie’s Market Grill has a steakhouse atmosphere with an option for outdoor dining, complete with a fire pit. Dozier’s BBQ & Meat Market sits about 4 miles in the opposite direction, close to Saltgrass Steak House. Shoppers gather at the Fulshear Farmers’ Market, less than 5 miles east, each Saturday to peruse farm-fresh vegetables, freshly baked good, pastured meats and other offerings from over 90 local vendors. “People usually go out to eat in Houston, but the Weston Lakes area is developing quickly,” Berend says. Grocery shoppers typically head to H-E-B on FM 1463, less than 10 miles east.

A pair of small neighborhood parks near the Brazos River

Pecan Park sits on the west side of the neighborhood and has amenities that include a boat ramp and horseshoe pits. Riverwood Park is located in southern Weston Lakes, closer to the Brazos River, and offers a playground and picnic areas. These parks are in addition to specific offerings within each particular subdivision of the neighborhood, which include walking trails and small park areas. The river itself is also popular for recreation, but swimming, watercraft and fishing are restricted to designated areas. The private Weston Lakes Country Club offers an 18-hole golf course in addition to facilities for tennis, fitness, swimming and dining. Brazos River Sportsman’s Club sits just west and operates shooting ranges for handguns and rifles, as well as a sporting clays course.

Heading east into Houston for sports and festivals

The Weston Lakes community itself hosts events for residents, including many at the country club. Events there include trivia nights, a monthly Fried Chicken Night, occasional fish fries and holiday-themed celebrations. Locals often head into Houston for more happenings. “Houston has so much, and it’s so close,” Berend says. “There are many festivals each year, like food festivals and wine festivals. You also have access to Daikin Park and the Toyota Center. There are a ton of museums and the Houston Zoo, which is enormous, and they have a lot of different activities out there.” Daikin Park and the Toyota Center are home to the MLB’s Houston Astros and the NBA’s Houston Rockets, respectively, and are each less than 40 miles east of Weston Lakes.
