An affluent Boston suburb from the 1700s
Since 1713, Weston, Massachusetts, has provided a secluded, nature-enveloped lifestyle for outer Bostonians. About 12 miles west of downtown, this Middlesex County town is among the region’s most affluent communities. “We’re a relatively small Boston bedroom community that prides itself on a quiet, country-like setting and a top-notch school system,” says Town Manager Leon Gaumond. “Residents live on relatively large parcels in stately homes, including some mansions.” A quaint town center, thousands of acres of public green space and a longstanding country club add to Weston’s idyllic atmosphere.

Large New England homes on generous lots
About 12,000 people live across Weston’s 17 square miles. Its population density is extremely low for the Boston area — about two people per acre. Residents live on densely forested properties averaging nearly 1 ½ acres, many on private roads. Some Weston homes have stood since the 1700s, while others are brand-new builds. Floor plans average just over 4,000 square feet, nearly double the national norm. Colonials, Cape Cods and farmhouses are common, enhancing the town’s storybook-like, classic New England feel. Price tags start at around $800,000, which could buy a three-bedroom 1880s saltbox house on 1 acre. Homebuyers will spend about $2.5 million on average, a price point that might come with a five-bedroom 1960s Colonial. Weston’s largest homes and lots can climb into the eight-figure price range. For instance, an 11,300-square-foot contemporary mansion on 2-plus acres could cost $13 million.

The state's No. 2 school district
Weston has its own school district, Weston Public Schools, which Niche considers the second-best school system in Massachusetts. Local students attend pre-K through third grade at either Country Elementary or Woodland Elementary, rated an A and an A-plus on Niche, respectively. They then progress to Field Elementary — also rated an A-plus — for grades four through six. Niche considers Field Elementary the state’s top elementary school and calls Weston Middle the best Massachusetts middle school. The similarly lauded Weston High School appears on Niche’s list of the top 100 U.S. high schools. It and Weston Middle School have A-plus ratings and host about 1,200 students combined. Weston is also home to Regis College, a nearly century-old private college with about 3,200 students at the heart of town.

From rail trails to printing presses
Over 2,000 of Weston’s acres feature public parks and nature preserves. The town’s trail system extends about 100 miles, 3 of which comprise the Mass Central Rail Trail. This mixed-use path takes pedestrians, bicyclists and horseback riders along the defunct Massachusetts Central Railroad. “At one part, the old train depot is still standing,” Gaumond says. Other popular nature spots include College Pond, a 146-acre conservation where visitors can fish and ice skate on the pond and traverse several more miles of trails. The 130-year-old Weston Golf Club offers a more refined recreational experience, with 18 holes of golf, pro-level tennis courts and an outdoor pool. Meanwhile, artistic locals can let their imaginations run wild at the Weston Art & Innovation Center. This branch of the local library features two creative studios with printing presses, easels, 3D printers, sewing machines and other tools for public use.

Day-to-day needs on Boston Post Road
While Gaumond says Weston “doesn’t have a large commercial base,” it does feature a small, centrally located town center. This one-block section of Boston Post Road features restaurants like Heirloom, a popular breakfast, brunch and lunch spot. Customers often enjoy dishes like eggs benedict and smoked salmon toast in Heirloom’s small, chic dining room or on its covered patio. The restaurant shares a building with Brothers Marketplace, a grocery store selling fresh, local products. More day-to-day needs in the town center are available at Walgreens, Bank of America, a family doctor’s office and other businesses.

Drive or take the T to Boston
Interstate 90 and U.S. Route 20 run east to west through Weston, while Interstate 95 flanks the town to the east. Boston commuters can drive about 13 miles into the city via I-90 or take I-95 or U.S. 20 to the surrounding suburbs. The Massachusetts Bay Transportation Authority offers hourly, 31-minute train rides into Boston from Weston’s Kendal Green station.
