Quiet country roads and historic farmhouses create a backdrop for rural life within 5 miles of downtown West Chester and less than 35 miles from Philadelphia. "The houses tend to have more land." Westtown is also recognized for its top-rated schools, including Westtown School, a renowned private school founded in 1799.

Residential areas have roomy lots and mature tree coverage, with some properties on more than an acre. Ranch-style homes, Colonial Revivals, Cape Cods and split-levels have a foothold, often as a complement to a central home from a long-gone era. "A lot of neighborhoods are built with the anchor of a historical home, so when you pull in, you might see the old stone house that was the farmhouse from the field they developed," Mattern says. Smaller homes and fixer-uppers typically go for $360,000 to $780,000. As conditions, size and luxuries increase, prices range from $800,000 to $1,520,000. Townhouses start from $200,000 to $640,000, with newer options priced from $750,000 to $960,000.

Top-tier public education and a prestigious boarding school in town

The West Chester Area School District receives an A grade from Niche. Students can start at one of three elementary schools — Penn Wood, Westtown Thornbury or Sarah Starkweather — followed by Stetson Middle School and Rustin High School. Westtown School, a prestigious boarding school, receives an A-plus and serves pre-kindergarten through 12th grade. Its sprawling campus includes a 14-acre lake, an instructional organic farm and an arboretum. West Chester University and Cheyney University of Pennsylvania are also nearby.

Community gardening, playing soccer and walking at a nearby preserve

Oakbourne Park is a community hub with a historic mansion at its heart. Woven with trails, it's a popular place to walk, bring the kids to the playground and play pickleball at the athletic complex. Green thumbs also swap tips at the community garden. A few miles away, pickup games are popular at Thornbury Soccer Park, and kids dip their toes at Goose Creek Park, where there's also a playground. Squire Cheyney Park, a historic site nearby, offers a scenic setting for leisurely walks. On the edge of West Chester University, locals head to a 126-acre woodland area nicknamed "the Gordon," where there's plenty of room to explore.

A local farmers market and eateries, more options in West Chester

Westtown's commercial options include a mix of chains, such as Giant and Wawa, alongside independent spots like Mike's Pizza Shoppe and Bagel Bistro. The Westtown Amish Market operates most of the year, selling prepared foods, produce, deli items and, according to Mattern, top-tier donuts and pies. Downtown West Chester is a popular destination for more variety, including clothing boutiques and home goods stores. "That is where you have a lot of high-end restaurants and bars, too," Mattern says. Exton Square is a larger retail center about 10 miles away, and King of Prussia mall is roughly 20 miles away.

Major roadways and commuter options into Philly

U.S. Route 202 passes through Westtown, heading north to West Chester. Pennsylvania Route 3, a major east-west route connecting Philadelphia, also runs through the area. Commuters can travel into Philly using SEPTA Regional Rail, with a station in Exton, less than 10 miles away, or they can drive less than 35 miles into the city. Chester County Hospital is within 5 miles, and Philadelphia International Airport is around 25 miles away.
