Residential suburbia near downtown Syracuse

Westvale is a sprawling suburban neighborhood off of Genesee Street in central New York, with downtown Syracuse less than five miles to the east. The neighborhood is primarily residential, with homes lining grid-like streets, and residents have a number of everyday stops within a short drive thanks to a nearby shopping mall and the downtown area. “The top things are the convenience of shopping, grocery stores, restaurants and highway access,” says Nick Sinay, a licensed real estate salesperson with Howard Hanna Real Estate Services. “It’s an awesome area where people keep up with their houses and you’ll see people walking the streets with their dogs. It’s a super tight-knit community.” An active neighborhood association keeps the calendar stocked with things to do, as do nearby parks and local staples, like Tully’s Good Times Family Restaurant and Sports Bar.

Suburban homes on gridded streets

Homes in Westvale are primarily laid out in a standard grid pattern, with plenty of pools and trees scattered throughout the neighborhood. Cape Cods and ranches are the most common home styles, though colonials, split-levels and some cottages can also be found on Westvale’s streets. “Cape Cods are the predominant style,” Sinay says. Sidewalks aren’t too common along the streets, but the relatively wide roads do allow for a recreational walk or jog. Amid the tranquil suburban atmosphere, properties might have decorative shrubs and manicured lawns. Single-family home pricing typically ranges from between about $200,000 and $350,000, though it can go lower to around $150,000 or higher to the $400,000s. Crime averages a CAP score of 2 out of 10, significantly below the national mark of 4.

Four schools for Westvale students

Walberta Park Primary School begins Westvale students’ academic path, serving kindergarten through first grade and scoring a B-plus with Niche. Cherry Road Elementary School follows and goes through fourth grade, garnering an A-minus, while Onondaga Hill Middle School hosts fifth to eighth grade and also receives an A-minus. Westhill High School completes education for neighborhood students, also scoring an A-minus and a part of Syracuse University Project Advance. Through SUPA, students can take collegiate-level classes across a variety of concentrations in order to achieve college credit.

Parks with sports fields, wildlife and more

No established parks sit within Westvale, but Geddes Athletic Fields sit just south with facilities for baseball, softball and soccer. “Geddes Little League Field is where I grew up playing baseball and started my career,” Sinay, who spent several years in the Toronto Blue Jays’ minor-league baseball system, says. “There’s also Woodland Reservoir, where everybody can go walk and bring their dogs.” That reservoir is southeast of the neighborhood. To the east of Westvale, James Pass Arboretum visitors can wander amongst the foliage, and to the west, Shove Park has an indoor ice-skating arena. Farther east of the arboretum, Burnet Park’s 88 acres encompass a golf course, playground, pool and zoo with hundreds of animals.

Local staples with live sports

Tully’s Good Times Family Restaurant and Sports Bar serves up American fare and is a beloved local establishment. “Tully’s is probably the most well-known and popular place in the area,” Sinay says. The restaurant spotlights the sports calendar, with plenty of televisions showing live games. “Our big days include March Madness, NFL football Sundays, college football and Syracuse University football and basketball,” says Dan Giamartino, one of Tully’s owners. “We have a lot of fundraisers there and we’re very active and involved with the community.” The Fairmount Fair shopping mall is the closest such center for Westvale residents, immediately outside the northwestern corner. General needs are covered by a Target, PetSmart, Bath & Body Works and CVS, and groceries can be found at the Wegmans just inside the neighborhood. “Where I live, I can get a loaf of bread at Wegmans and get back to my house within 12 minutes,” Sinay says. “It’s super convenient.” Other restaurants near Westvale include Bowl Boss Fairmount and Boots’ Bakery, and the Westvale Plaza is beyond the northeastern corner. There, residents can stop in at Thrifty Shopper, European Specialties and more.

Neighborhood organizations and annual events

The Westvale Neighborhood Association plans events for the community throughout the year, including such gatherings as garage sales and tours of gardens around the area. Other neighborhood staples include a Christmas tree lighting to kick off the holiday season, as well as a longtime tradition of holiday luminaries. Fundraisers and Arbor Day tree-plantings are among the organization’s other events. The New York State Fairgrounds are less than five miles north of Westvale, where the New York State Fair draws huge crowds every year. “It’s the biggest event in the closest proximity,” Sinay says. “It’s massive and miles long. Both Geddes and Lakeland have it.” Spanning nearly two weeks, the fair showcases concerts, food, attractions and more. Additionally, the campus of Syracuse University is about five miles east of Westvale.

Convenience to downtown Syracuse

Westvale sits just over four miles west of downtown Syracuse, accessible via Genesee Street and Erie Boulevard. “You can go to Kitty Hoyne’s Irish Pub or Maxwells and visit with people within a 10-minute drive,” Sinay says. “It’s a great location and a great center area.” Interstate 690 runs along Onondaga Lake to the north, branching off of Interstate 90, which spans Seattle to Boston. Centro bus lines run along Genesee Street, as well. During the winter, transportation may be hindered by weather, where snowfall totals can exceed 100 inches. Due to snowstorms and below-freezing temperatures, residents often have generators.
