Westview has access to Miami’s action. The census-designated place is on the northwestern edge of the region, sitting relatively close to the city’s urban center and its beaches. Clarissa Delgado, an agent with Real Estate Sales Force, says the area’s location and price are its biggest draws. “It’s certainly more affordable than Downtown Miami,” Delgado says, yet it sits just about 10 miles away. Residents don’t have to leave the area to find things to do, as several restaurants and green spaces are nearby.

Mediterranean Revival homes and townhouses with palm trees

Homes often have a Mediterranean Revival influence, with tile roofs and stucco exteriors. Traditional homes generally range from $330,000 to $700,000, while townhouses frequently run from $400,000 to $620,000. A handful of condos are available, usually costing between $220,000 and $250,000. “Communities west of I-95, like this, are more accessible to younger homebuyers,” says Rey Delgado, a broker with Cohen & Roth LLC. Many residences are in the area's northeast corner between 135th Street and 119th Street. The western half of the community is more industrial and has railroads running through it. Properties can feature several types of trees in their yards, including palms. Other than major thoroughfares, streets are narrow and usually do not have sidewalks.

Access to major highways and Miami International Airport

Florida state roads 9 and 924 run through the community, crossing each other at its center. Interstate 95 is to the east. The area is about 10 miles from Miami International Airport and nearly 15 miles from Miami Beach. Miami’s Metrobus makes several stops in the area. Hurricanes are a threat, and homes in the region are built with storms in mind, with amenities like hurricane-impact doors and windows.

Miami Central Senior High and school choice programs

Students are served by Miami-Dade County Public Schools. Elementary and middle school students can attend the Carrie P. Meek/Westview K-8 Center, which has a C-plus Niche grade. Miami Central Senior High School lets students take up to eight dual-enrollment courses for college credit. It earns a C-plus rating. Florida’s school choice programs let families send their children to academies outside their zone, including private and charter schools, and receive scholarships. The School for Advanced Studies – North Campus, for 11th and 12th graders, holds an A-plus Niche rating. The community is also home to Miami Dade College - North Campus.

Nearby parks offer aquatic fun, spots to relax and space for pets

Little River Park opens a swimming pool each summer, costing $2 per person. It also hosts youth sports leagues at its baseball diamond, basketball courts and football field. Nearby, Gratigny Plateau Park has a playground, a butterfly garden, a walking path and fitness zones. To the west, Amelia Earhart Park is known for aquatic activities like swan boat rides and fishing, but it also offers bike paths, a disc golf course, soccer and volleyball space and a dog park. It is close to the Miami Watersports Complex, where visitors can wakeboard and water ski on Peregrine Falcon Lake, among other thrills. The community is about 5 miles from Hialeah Park Casino, which has slot machines and other games.

The community is just over 5 miles from Hard Rock Stadium, which hosts Miami Dolphins and University of Miami football games, concerts and other events.

International cuisine close by, and retail stores to the west

BBQ Rib Shack has simple meat and seafood meals. Conch Heaven’s menu is inspired by the Caribbean. Nearby, Pinolandia serves Nicaraguan cuisine and is open 24 hours a day, and The Licking is a Miami chain known for soul food. Key Food has groceries, while retail stores like T.J. Maxx and Ross Dress for Less are about 5 miles away. New Harvest Church’s Mission team helps provide food, clothing and school supplies to community members in need.
