Westwood is an unincorporated community that offers a suburban vibe and larger lots than those closer to downtown Ashland about 2 miles away. "It used to be based around Armco's steel mill, but today it's just residential,” says Diana Ruley, a Realtor with Dee's Realty who was born and raised in Westwood. “In Westwood, everyone knows each other, especially at school." Westwood residents have voted several times to stay as an unincorporated community. It has its own independent school system, and residents don't have to pay the Ashland City Fee or get permits when they want to modify their homes. This also extends to land use, so homeowners are free to garden, raise animals or use their large lots as they see fit. "I live right around the bend from some beautiful horses,” says Ruley. “People can keep chickens, goats, ducks- whatever you want here if you've got enough land."

Spread-out, suburban homes in Westwood

Situated along a winding grid of suburban streets, Westwood has an array of traditional, ranch-style and cottage homes. Properties range from the 1920s to the 1980s, with many lots boasting a half-acre or more. "The way it's laid out here, things are so mixed you could have a $25,000 home next to one selling for $150,000," says Gary Donalson, an area local and Realtor with Re/Max Realty Connection. Most homes sell between $30,000 to $170,000, though Ruley notes that homes selling for under $80,000 are likely to require repair.

Fairview Independent Schools in the community

The Fairview Independent School District has two schools – Fairview Elementary and Fairview High School. The high school covers sixth through 12th grades, and both the elementary and high schools get a C on Niche. The high school offers the College Ready program, providing dual credit classes for students to earn credit for college while also completing their high school diploma.

Rose Hill Christian School is a private faith-based school that teaches kindergarten through 12th grades. It gets a B-minus from Niche and is rated as the Huntington area's fifth-best high school for STEM.

Heading outdoors in the Ashland area

Westwood neighbors two golf courses. Sundowner Golf Course is an 18-hole public track, while Bellefonte Country Club, a private course. The country club also offers a swimming pool, clubhouse and pickleball courts along with dining options for its members. Just 2 miles away, residents can access the Ohio River by visiting the Port of Ashland in downtown. Central Park in Ashland is a 47-acre green space with manicured walking trails, ball fields and several tennis courts.

During the colder months, the Ashland Area YMCA is located just across Highway 60 from Westwood. In addition to a full fitness center and racquetball courts, the YMCA offers programs ranging from indoor cycling to youth soccer.

Shopping and dining along Highway 60

There are only a few chain locations in Westwood proper, including a Dollar General. However, its close to two of Ashland’s biggest shopping destinations. The Ashland Town Center has big-box brands PetSmart and Walmart. It also has national chain restruants like Olive Garden. SuperHero Creamery is a locally owned ice cream shop in the mall that is know for its varying and toppings, as well as its large selection of comics, figurines and superhero merchandise.

Just 7 miles down Highway 60, The Camp Landing Entertainment District is a newly built facility with everything from a movie theater to a Malibu Jack's indoor amusement park. Sandy's Racing and Gaming is also building an oval horse racing track to accompany its 4,000-square-foot gaming facility.

Getting around Westwood

Westwood is also close to major thoroughfares like Highway 23 and Highway 60, making it possible to drive the 2 miles into downtown in about 8 minutes. "One thing people like about Westwood is that there's not a lot of traffic. You just don't see it unless there's an accident," Ruley says. King's Daughters Hospital is also in downtown Ashland and is the closest medical facility. Huntington Tri-State Airport is about 12 miles east of Westwood offering regional flights on Allegiant and American Airlines.
