Beverly Park
Neighborhood in Seattle, Washington
King County 98168
Larger lots and housing variety
Beverly Park has wide, gridded streets that become narrow alleyway cul-de-sacs bordered by old-growth trees. Custom houses from the mid-20th century provide a variety of styles throughout the area. While some newer builds have garages, most houses have on-street parking or carports with RV space. Beverly Park features traditional architecture, including cottages, bungalows and ranch-style homes on half-acre lots. Prices range from $250,000 to $900,000 for homes built after 2023. “The homes here are being renovated, and it’s an excellent opportunity for first-time homebuyers,” Bianchi says. Additionally, Villa Townhomes offers properties that span over 2,000 square feet and go for $700,000 to $750,000.Bus, light rail or flying
Beverly Park is a car-dependent neighborhood, but the King County Metro bus provides public transit, which makes stops along 4th Avenue. The Sound Transit light rail runs through Seattle, and the Tukwila International Boulevard Station is just south, providing trips to the airport and Downtown Seattle, which is only about 8 miles north on state Route 509. One of the city’s primary arteries, SR- 509, splits the neighborhood, connecting to state Route 99 and Interstate 5 for convenient highway access. The Seattle-Tacoma International Airport, or SeaTac, is about 4 miles south and has international flights. “Beverly Park is under the flight path, and there are deals because of that,” Bianchi says.Indoor and outdoor recreation
Southern Heights Park is a green space with a basketball court and a playground on a rubber pad. Surrounded by houses, Puget Sound Park has a track and a jungle gym, while Arbor Lake Park has a walking trail and fishing holes by a duck pond. One of the area’s biggest attractions is North SeaTac Park, which has athletic facilities and the Highline SeaTac Botanical Garden, which has guided tours and Japanese-style landscaping with bridges and waterfalls. The Evergreen Aquatic Center is an indoor pool that offers lap swims, aerobic exercise classes and swimming lessons. Another way to get outdoors is to play disc golf at the Lakewood King County Course, which has 20 holes of varying difficulty that climb in elevation with each putt. Beverly Park also borders two country clubs. The Glen Acres Golf & Country Club is a challenging course with a view of the Seattle skyline, while Rainier Golf and Country Club is Seattle’s second oldest private club with tree-lined fairways and Mount Rainier as a backdrop.Vibrant with local food joints
Beverly Park is situated on the Seattle-Burien border, providing access to numerous shopping areas and local food joints in Burien’s town center or farther north toward Seattle. One of the area’s premier shopping strips is 16th Avenue, which feels like a makeshift downtown with trendy cafes and bars. In Burien, Huckleberry Square serves a classic American breakfast with pastries and pies in a vintage dining room with wooden accents. Viva Mexico serves Tex-Mex dishes and margaritas in a colorful atmosphere. Fred Meyer and Safeway are supermarkets on 1st Avenue.College credit at Evergreen High
Beverly Park is part of the Highline School District, which serves over 18,000 students in Burien. Cedarhurst Elementary School earns a C from Niche and offers students Vietnamese and Spanish dual language programs. Glacier Middle School maintains a C-minus. Evergreen High School receives a B-minus and allows students to earn college credit through the statewide Running Start Program.
