Outdoor recreation & job opportunities draw homebuyers to White Haven
Bordering the Lehigh River, White Haven is a Luzerne County borough with about 1,100 residents. This small community is located within the Poconos, a northeastern Pennsylvania mountain range known for its hiking, biking and river-based recreation. While the borough itself is quaint and quiet, White Haven is just 20 miles from a major industrial park on the outskirts of Hazelton, which is home to warehouse and distribution facilities for companies like Amazon, FedEx and American Eagle. Luzerne County is also primed to see increasing investment in the tech sector, with a new A.I. and cloud-based data center owned by Amazon under construction. When complete, this data center will be located next to the Susquehanna Steam Electric Station, about 30 miles away. “Currently what is drawing people to move to the region is a $20 billion investment in cloud-based storage,” says Geraldine Wozniak, a real estate agent at Realty World Masich & Dell who sells in Luzerne County. “The project has started; it will be a multiyear project until at least 2030. This area is set to explode when it comes.”

Vernacular architecture spans centuries in White Haven
Most properties in White Haven are situated north of Interstate 80 along gridded streets. Homes tend to sit close to one another on compact lots. Homes were built between 1700 and the present day, so they represent a variety of vernacular architectural styles, like gable front houses, I-Houses and two-story traditional homes featuring shutters and covered front porches. Many homes were built before the proliferation of the automobile, so garages are rare, and street parking is commonplace. Home prices typically range from $80,000 to $500,000, depending on age.
