Battle Hill’s rolling terrain doesn’t discourage locals from going out for strolls, walking food over to their neighbors or doing other activities that keep them out and about, connecting with fellow residents. For example, when resident Julie Alcee ordered mulch from the city of White Plains, her neighbors offered the cover off their boat to dump the mulch on. “That’s very much the tenor of the neighborhood,” says Alcee, an associate real estate broker with Berkshire Hathaway HomeServices New York Properties. “I love my neighbors; they’re very down-to-earth.” For much of its history, Battle Hill was known as the site of a Revolutionary War face-off between British troops and the Continental Army. Today, this neighborhood across the Bronx River from downtown White Plains is desired for its proximity to a train station that connects to Manhattan, 25 miles away. The location attracts residents of varying ages and backgrounds, creating a friendly community anchored by an active neighborhood association.
Dense streets connected by sidewalks
People live in tight rows of houses with small yards and neighbors close by. Architectural styles vary widely, alternating between Cape Cods, Colonial Revivals and Tudor Revivals. Sidewalks on both sides of the streets help pedestrians navigate the hilly landscape and walk to parks and businesses around the neighborhood. Single-family prices usually vary from $525,000 to $900,000. Co-op units are priced from $115,000 to nearly $300,000, while condos generally cost between $300,000 and $410,000.

Lottery system for White Plains elementary schools
Children attending White Plains Public Schools aren’t zoned to elementary schools based on where they live. Instead, parents may tour schools before their child starts kindergarten, ranking their preferred schools. The district assigns kids to elementary schools based on parent preference, available space and other factors. Mamaroneck Avenue Elementary, about 2 miles from Battle Hill, is one of the district’s highest-rated schools, receiving an A-minus from Niche. Sixth graders can attend Eastview Middle School, while seventh and eighth graders may go to Highlands Middle School. Neither have Niche grades. Meanwhile, White Plains High School gets an A-minus.

Green spaces include battlefields and dog parks
The pair of parks on the northeast side of the neighborhood include Battle of White Plains Park. British soldiers defeated George Washington’s army on this site in 1776, and signs throughout this slice of greenery recount the battle. In 2022, the city installed a playground with climbing nets and stairs resembling stacks of logs. The other green space, Battle Hill Park, has pickleball courts and a dog park. “People don’t always know about the dog park,” Alcee says. “It’s like a hidden secret.” On the south end of Battle Hill, trees partially shade a playground at Richard Presser Park. A baseball diamond, cricket pitch and open field cover the rest of the park.

Delis, grocers and department stores along Central Avenue
Residents only need to turn out of the neighborhood onto Central Avenue to access shopping centers filled with dozens of restaurants and stores. Nationally known retailers such as T. J. Maxx, Barnes & Noble and Michaels operate stores along the avenue. Grocery options include Trader Joe’s and H Mart, a Korean grocery chain. Across Central Avenue, Dante’s Deli has sold sandwiches for more than 40 years. Cases of cheeses and desserts, along with shelves of Italian ingredients, cram the small shop. “Even if there are two or three people [in line], you’re going to wait a while,” Alcee says. “If you’re in a rush, it’s not necessarily the place to go. If you have a little time, the food is really solid.”

Association-sponsored events in the neighborhood, farmers market downtown
Residents have the choice to join the Battle Hill Association, a donation-funded group that puts together events from neighborhood clean-ups to block parties. The association holds regular meetings and organizes committees to not only plan events but also address concerns in the neighborhood and raise them with the city government. Less than a mile away downtown, the White Plains Farmers Market sets up on Wednesdays from April to November.

Reaching New York City by highway or train
Battle Hill sits across the Bronx River from the White Plains MTA rail station. Commuters can park next to the station and catch a train to Grand Central Terminal, arriving in about 45 minutes. Westchester County’s Bee-Line Bus stops on Central Avenue, taking riders to downtown White Plains. Car owners can use the Bronx River Parkway and Interstate 287 to get around the region. The drive to New York City can take up to 90 minutes. The county closes the Bronx River Parkway to car traffic a few Sundays every year, creating a 13-mile stretch of highway open only to cyclists, skaters and pedestrians.
