Just outside downtown White Plains, Gedney Farms is a suburban neighborhood known for its large homes and convenience. “The ZIP code that it's in, 10605, is considered the most desirable part of White Plains for buyers,” says Ann Marie Damashek, an associate broker with Compass Greater New York, LLC. Damashek has worked in the industry for 15 years. “It’s close to downtown yet houses tend to be a little larger than the rest of White Plains, and it's also convenient to the highways.” The area was once entirely farmland owned by Salem, Massachusetts settlers Capt. John Gedney and his family. Now, Gedney Farms is home to the Burke Rehabilitation Hospital campus and a collection of revival-style homes. Residents have easy access to the Hutchinson River Parkway and Cross County Parkway, with Interstates 287 and 684 nearby.
Revival-style homes on large lots and co-ops at Bryant Gardens
Homes are in revival and custom styles such as Colonial Revival and Tudor Revival. Many custom homes have Queen Anne additions, such as rounded towers and an asymmetrical composition. There’s also cooperative housing in Bryant Gardens, a collection of brick buildings along Bryant Avenue. “Most of the housing stock in the neighborhood is from the 1920s and 30s, so you get houses with a lot of character,” says Damashek. Homes have a median build year of 1938 and most sit on large, manicured lots bordered by oak and maple trees with trimmed hedges. Many have room for a patio and an in-ground pool. The wide, winding roadways in Gedney Farms have no sidewalks, making most residents car-dependent. Co-ops range from $160,000 to $325,000. Homes with up to three bedrooms range from $1.2 million to $1.5 million, while larger houses range from $1.56 million to $2 million. A new subdivision of 99 single-family homes could be on the horizon for the former site of Ridgeway Country Club along Ridgeway and Hathaway Lane. The plan is awaiting city approval. The CAP Index Crime Score for Gedney Farms is a 2 out of 10, lower than the national average of 4.

Commuters use the Hutchinson River Parkway and the Cross County Parkway
Commuters can take state Route 125 to reach downtown White Plains, which is 2 miles away and takes about 10 minutes. New York City is about 30 miles south using Hutchinson River Parkway and the Cross County Parkway. The trip takes 45 to 90 minutes, depending on traffic. The White Plains train station is 3 miles away and offers service to New York City in about 40 minutes on the Harlem Line. The Bee-Line buses are synced with the train schedule, and residents may catch a bus to the train station on Mamaroneck Avenue. White Plains Hospital is 2 miles north and The Burke Rehabilitation Hospital and Neurological Institute is also nearby. Westchester County Airport, 7 miles north on I-684, offers domestic flights. John F. Kennedy International Airport is 28 miles south on the Hutchinson State Parkway. Highly rated public and private schools
White Plains Public Schools receives an A from Niche. Students in the school district are assigned to a school based on a lottery system and available space. Children may attend one of five elementary schools in the district. Mamaroneck Avenue Elementary and Ridgeway Elementary are a mile or less from Gedney Farms and receive an A-minus. White Plains Middle receives an A-minus and is split into two campuses. Sixth graders attend the Eastview Campus, 3 miles away. Seventh and eighth graders go to the Highlands Campus, a mile away. White Plains High also gets an A-minus and has a computer science and business program, where students can learn about finance, entrepreneurship and marketing. Private schools include Our Lady of Sorrows, an unrated Catholic school for kindergarten through eighth grade, and Archbishop Stepinac High, an all-boys Catholic school that earns an A.

Westchester Hills Golf Club has an 18-hole course, clubhouse, pool and tennis courts for members. Gillie Park, along Mamaroneck Avenue, is the second largest multi-use park in White Plains. Spanning over 11 acres, the park has tennis courts, softball fields, playgrounds and a basketball court. The Jack Harrington Greenway borders the park and has a 1.53-mile walking trail.
Westchester Hills is kept in pristine condition during the entire golfing season in Gedney Farms.

Neighborhood association events and a farmers market
The Gedney Association records the area's history, advocates for property owners and promotes neighborhood safety. Membership is optional for homeowners but is available to current and former residents. The association also hosts annual meetings and events. It will celebrate its 100th anniversary in 2025. The White Plains Court Street Market, 2 miles away, is a farmers market on Court Street between Martine Avenue and Main Street that hosts regional vendors every Wednesday from the end of April to the end of November.

Most shopping and dining are in downtown White Plains along Mamaroneck Avenue, such as Lilly’s, an upscale American restaurant known for seafood and craft cocktails. Shiraz Kitchen & Wine Bar serves Mediterranean and Persian-inspired dishes and has an extensive wine list. Outside downtown, The Source at White Plains is a shopping mall offering chain retailers and a Whole Foods Market for groceries. Nearby, Bloomingdale’s shares a building with other luxury retailers like Louis Vuitton and Reiss. There's a Wegmans 3 miles east for groceries.
