A suburb named after City View School
City View Heights is known in Wichita Falls for its independent school district. Local Realtor Debbie Dobbins, who runs Love to the Moon Inc and a YouTube channel devoted to Wichita Falls, says it's one of the main drivers for home buyers. The neighborhood was named after and built around its first school, City View School, which commanded a view of the growing downtown area in the late 1800s. After Sheppard Airforce Base was founded just 4 miles away in the 1940s, it grew with housing options for Wichita Falls' expanding population. "I think over time, it's just grown to have such a reputation, if you will, for being a really great affordable, family-friendly, loving people environment," says local Realtor Debbie Dobbins, who runs Love to the Moon Inc. and a YouTube channel devoted to Wichita Falls.

Sheppard Air Force Base is 4 miles away
The neighborhood is bound by Highway 287 to the north, which feeds into Interstate 44 and Highway 32. The Texas 11 Loop is just over 2 miles east. Highway 287 is a route to Sheppard Air Force Base. Meanwhile, downtown Wichita Falls is just over 5 miles south along I-44. Wichita Falls Regional Airport is at the Sheppard Air Force Base when air travel is needed. It is used by civilians and military professionals. It offers daily flights through American Airlines to Dallas Fort Worth International Airport. Kell West Regional Hospital has emergency care and specialty services just over 7 miles south. For locals who don't have a car, public bus service is an option. "There's a bus route that goes down City View Drive. It's right where the high school is. It travels to Lucy Park and Kay Yeager Coliseum, which is downtown," says Tim Lockhart of Keller Williams Lonestar DFW, a 6th generation Texan who served at Sheppard Air Force Base before becoming a Realtor. The Oklahoma border is 20 miles north of Wichita Falls, earning it the nickname Texoma. The nearest major cities are Denton, just over 100 miles away, and Oklahoma City, around 140 miles away.

A sweet treat at Luigi's Pizza
United Supermarkets is less than 4 miles south for groceries. Retail surrounds Kell West and Kemp Boulevards, 6 to 7 miles from home, with chains ranging from PetSmart to TJ Maxx to Home Depot. Downtown Wichita has some well-loved local eateries, including the family-owned Casa Mañana, which has been serving tacos in a signature red-colored tortilla since the '40s. Luigi's Pizza, near the Air Force base on Sheppard Access Road, is somewhere Dobbins says locals "go crazy over." She recommends their tiramisu, saying it rivals any she tried in Italy.

Lucy Park's suspension bridge toward the falls
City View Heights is anchored by City View Park, which is basically a neighborhood playground. Sunset Terrace Park offers another playground just east, right outside the neighborhood. But the centerpiece of parks and recreation in Wichita Falls, according to Lockhart and Dobbins, is Lucy Park, around 6 miles south of this neighborhood. “Lucy Park is the largest park. It has our fake waterfall," says Lockhart. The original falls were at the Wichita River, which still flows through the city, but they were washed away in the 1800s. "In the 1980s, there was an effort and they raised money to build the falls we now have in Lucy Park, which you can see off of I-44.” A 60-year old wooden suspension bridge leads people to the falls and sways with each step. The park also has a disc golf course, two playgrounds, a duck pond and nature trails lined by cotton wood trees. The River Bend Nature Center, an 18-acre exhibit of living species native to Texoma that offers educational programming, is just south of Lucy Park on 3rd street.

City View Independent School District earns an A minus on Niche
While City View Independent School District (ISD) earns an A-minus rating on Niche, people mainly value it for being smaller than Wichita Independent School District, rated B plus on Niche. The district only has 3 schools, whereas Wichita ISD has 21, which gives City View a cozy teacher-to-student ratio of 12 to 1. Pre-kindergarten through fifth-grade students attend City View Elementary School, and grades six through 12 attend City View Junior/Senior High School. The junior and senior high schools are in two separate buildings on one campus. All of the schools in the district are rated B plus on Niche, and they are less than a mile away from neighborhood homes along City View Drive. Lockhart says the smaller school environment can lead to bigger student opportunities, including athletes: "If children want to be involved in sports and want to make the team, it's easier in a smaller school." For a convenient college track, Midwestern State University is around 8 miles south via Kemp Boulevard. The university has a 92% acceptance rate and costs around $10,000 a year after aid.
City View Junior/Senior High School has dozens of effective and excellent teachers and staff.

Pockets of newer homes in City View Heights
City View Heights has mostly '50s to '70s-era ranch styles but some homes are from the '80s to early 2000s. “As you go west toward City View Drive, the houses get a little bit newer," says Lockhart. “The further east you go, there are smaller and older homes. Three bedrooms is typical.” Property prices are more expensive than the neighboring community of Lynwood West, a community just east, but less expensive than homes immediately by the base. “Up until the crazy uniform years you could get a house in the City View Heights area for around 90 dollars per square foot and there are still some properties you can get for that price but they do need some work.” Prices mostly range from the $150,000s for a roughly 1,000 square foot home built in the '80s, to around $240,000 for an early 2000s home around 1,600 square feet. Yards are modest and capped by sidewalks while dotted by fluffy trees. Inventory is limited since people tend to stay here a while. “When people say they want to live in City View Heights I say you might want to be patient because it doesn't have a lot of turnover,” Dobbins says. Storms bring hail, periodic droughts and cyclone activity. Lockhart says he can't remember a house being affected by a cyclone in the past 10 years. Wichita Falls Fire Department has seen an uptick in fire-related calls over the years, from 9,000 in 2017 to 14,000 in 2023.

Rodeos at the Multi-Purpose Event Center
In 2024, the Guardians of Freedom Air Show returned to Sheppard Air Force Base for the first time in 5 years and devoted one act to veterans. Locals across Wichita Falls head downtown for the monthly art walks from April to October. The city also hosts a globally renowned bike event featuring 13,000 cyclists every August called Hotter'N Hell Hundred. The downtown area has two community theaters for live musical theater lovers and a Multi-Purpose Event Center for catching rodeos. Kingdom Hall of Jehovah's Witnesses on Crestview is the only house of worship in the neighborhood. However, there are others nearby, including Legacy of God Church just east off the 11 loop, and Van Phuoc Buddhist Temple, over 3 miles south on Manchester Road.
Wichita Falls Community Center has great amenities and events.
Kingdom Hall is a Jehovah's Witness church within the neighborhood of City View Heights.
