Southeast means central in Wichita Falls
Five miles from downtown, Colonial Park is a bedroom community in the southeastern section of Wichita Falls. Still, Debbie Dobbins, a Realtor with Love to the Moon Inc., LLC, says it's closer to amenities than other neighborhoods more central to the city. "I mean literally, you could be at the university, the mall, the major shopping, which is caddy corner from the mall, and any of the freeways in less than 7 minutes," Dobbins says, who's sold homes here for 30 years and runs her own YouTube channel devoted to Wichita Falls. Residents can walk to Midwestern University if they want to, as it's less than a mile away, and the city's largest green space, Weeks Park, is connected to Colonial Park via a trail system. When they aren't golfing, locals can head to the art galleries at the university, or to Sikes Lake for fishing. Downtown has a growing gastropub scene and is a major site for local events. One of the area's largest employers, Sheppard Air Force Base, is just 10 miles north.

Rambling ranch styles starting in the low $300,000s
Colonial Park is suburban and mature, with tall trees and sturdy brick homes built from the '60s to the '80s. “It's such a sprawling neighborhood. You're not sitting on top of your neighbors,” Dobbins says. Front yards are dotted by tall trees that billow with leaves during spring and summer. Backyards are extra spacious, sometimes with in-ground pools and trampolines. Aside from the occasional custom-built home, rambling brick ranch-styles built with alleyway garages are almost everywhere. Some properties look brand-new, with painted exteriors and sleek midcentury-modern door numbers, but most maintain a vintage, red brick facade. Homes here are larger by Wichita Falls standards. "Four bedrooms is more common there. I call four bedrooms in Wichita Falls unicorns," Dobbins says. Prices generally range from the low $300,000s to the mid-$400,000s depending on square footage. Homes surrounding Holliday Creek, which flows along the western side of the neighborhood, may be subject to flooding. Severe storms also bring hail and mini tornadoes. Droughts are cyclical and sometimes cause wildfires that can affect homes and businesses. The city conserves water by limiting the use of yard sprinklers from 10 a.m. to 7 p.m. year-round.
Legacy High School is one of the largest in the area.
Wichita Falls Legacy High School adapts to different learning styles
Students start at Franklin Elementary School before heading to McNeil Junior High, both rated B on Niche. From there, they filter into Wichita Falls Legacy High School, which opened in 2024 and is too new to have a Niche score. The local college, Midwestern State University, offers a 90% acceptance rate and costs around $10,000 annually after aid for in-state tuition. Parents travel just over 4 miles southwest to watch the local high school and college football games.

About 4 miles from United Regional Health Care System
Falls Ride operates a bus route less than a mile north of the neighborhood on Midwestern Parkway. The transportation service also offers on-demand buses locals can schedule ahead of time. Houses of worship within a mile and a half of homes include City Hope Church and Heritage Church. United Regional Health Care System is less than 4 miles north via Weeks Park Lane when care is needed. Sheppard Air Force Base, a major area employer, is around 10 miles north following Interstate 44. The Wichita Falls Regional Airport is at the base, offering flights to Dallas Fort Worth International Airport through American Airlines.

The golf course at Weeks Park is next door
Weeks Park is Colonial Park’s next-door neighbor, and locals can walk to it from the namesake road, Weeks Park Lane. The park spans over 250 acres and houses the city’s 18-hole golf course. The course’s rolling terrain is dotted by trees and small ponds and passes along Holliday Creek. Private and group classes happen at the lighted tennis courts when they’re not being used for casual games. There’s also a large picnic pavilion at Weeks Park and a 3-mile paved trail that connects to a 14-mile, citywide trail system. Less than a mile west, Sikes Lake is stocked by the city with largemouth bass, yellow bullhead and channel catfish. Sikes Lake also has a trail section. Some also head here to sit on the benches and watch herons fly across the water. A local YMCA just over a mile south of the neighborhood broke ground on a brand-new aquatic center in 2024. Once complete, it will bring a 10-lane lap pool and a leisure pool with a slide and splash pad.
Drinks at The Parkway Grill
The closest shopping and dining options are just next door at University Village & Lofts. The mixed-use mall has a Pelican’s Steak & Seafood, a Collective coffee shop, several salons and even a yoga and barre studio. Plenty more options are within a few miles of homes. On Southwest Freeway, locals grab Mexican food at familiar chains, including Taco Casa. They can also head to one of the few local spots in Wichita Falls, The Parkway Grill, for comfort food in a no-frills sports bar. Between the boulevards of Kemp and Kell and Lawrence Street, there are big-box retailers like Target and Home Depot. Locals can stock their pantry between United Supermarket, Walmart Supercenter and Market Street. Downtown Wichita Falls is just over 5 miles north with antique stores and a selection of modern gastropubs. Half Pint Taproom & Restoration Hall serves craft beer, craft cocktails and specialty brick-oven-fired pizza.
Parkway Grill is a locals favorite restaurant to go and watch games in the weekend.

Art tours at Wichita Falls Museum of Art
Wichita Falls Museum of Art, about 2 miles northwest, features rotating exhibits in five galleries and hosts On the Wall Workshops that are mostly free unless there's a special guest teacher. These workshops range from creating felt birds to "Art of Seeing Art Tours," offering intellectual tools to examine exhibits. The museum's outdoor pavilion is a site for local events, including the recent Live at the Lake: Arts at the Pavilion, with live performances from the MSU Music Department and local artists who painted in real-time for all to watch. The arts scene is also alive downtown, just over 5 miles north, where there's an art walk on the first Thursday of the Month from April to October, showcasing the work of local creatives. A range of other events also happen downtown, including the farmers market, which runs on Saturdays year-round.
Students are also learning when they visit the Wichita Falls Museum of Arts Museum.
