Central to Wichita Falls' major shopping hub
Fountain Park South is a sleepy bedroom community of Wichita Falls with established homes. It's also considered a more affluent area of the city, including compared to downtown Wichita Falls, where investment properties start in the $50,000s. Debbie Dobbins, a local Realtor with a YouTube channel devoted to the area, says this neighborhood started a domino effect in the '50s after the mall off Kemp was built. "The expansion for the town began to go west. So even today, all the newer builds are out West, farther and farther out West. This is sort of the beginning of those developments." Fountain Park North offers a direct path to this mall, accessible by traveling down its main thoroughfare of McNeil Road. Between that road and Kemp is another central hub for shopping, with stores ranging from Target to Petco and TJ Maxx. "That is the main vortex, if you will, of the community," says Dobbins. The neighborhood is also less than 2 miles west of Midwestern State University, a local college established in the '20s, 6 miles shy of the art and restaurant scene in the historic downtown area and 10 miles south of Sheppard Air Force base.
Fountain Park South has mostly vintage ranch styles
Neighborhood streets are winding versus gridded, with a few cul-de-sacs lots. Fluffy oaks dot modest yards capped by sidewalks. Homes are predominately brick ranch-styles. "They are brick and slab, and they don't have a lot of challenges that a pier and beam would have," Dobbins says, adding that the wear and tear of time has less of an effect on brick. Most range from the '60s to 70s but a minority were built from to 80's to the present day. Prices generally range from the high $100,000s to the mid $300,000s. New construction is rare and enters the $400,000s. Dobbins says some homeowners convert their garages into another room, but she recommends keeping it for car storage as hailstorms are common. Being a member of North Texas, residents are no stranger to severe weather, including small tornadoes called microbursts. However, Tim Lockhart of Keller Williams Lonestar DFW, a 6th generation Texan, says he can't remember a tornado affecting a house for at least 10 years. Fires caused by drought are also periodic, and the Wichita Falls Fire Department – downtown on 10th street – has seen an uptick in calls from 9,000 in 2017 to 14,000 in 2023.

They also bring auditoriums and breakout rooms that foster more collaborative in-person learning. Students filter into either one of those schools from Crockett Elementary School, which earns a B-rating on Niche, and Barwise Middle School, which scores a B-minus rating.
