Sunset Terrace is close to Sheppard Air Force Base
Anchored by an open grassy park with a small playground, Sunset Terrace is an established suburb known for its school district and proximity to one of Wichita Falls' main employers. “A lot of people like to live there to have a small school environment,” says Tim Lockhart, a Realtor with Keller Williams Lonestar DFW. “It’s also very close to Sheppard Air Force Base." Lockhart, who served at Sheppard himself before launching his real estate career in 2013, estimates homes cost around 30% less here than the city average. Locals live on winding streets in mostly ranch-style houses just south of U.S. Route 287, a major east-west highway. From Sunset Terrace, it's also just over 5 miles to the downtown area, the city's hub for local events.

Homes in Sunset Terrace start around $100,000
Patched roads, tall trees, iron fences and brick homes paint a vintage picture in Sunset Terrace. Homes settle on lots ranging from over 7,000 square feet to a quarter of an acre. Some distinguish themselves through wood paneling, decorative stonework and A-frame roofs. And while some houses have fallen into disrepair, many are well taken care of. “The homes are older, built in the 1960s primarily,” Lockhart says. “Some will have converted garages with carports to have more living space.” Prices range from around $100,000 for a three-bedroom just over 1,200 square feet to around $200,000 for a four-bedroom home over 1,700 square feet. Additionally, the $200,000 price point often comes with fresh renovations. Though some homeowners convert their garages, 30-year local Realtor Debbie Dobbins of Love to the Moon Inc., LLC, suggests keeping them as is for car storage because storms in North Texas often bring hail. Droughts are cyclical and sometimes cause wildfires that can affect homes and businesses. Mini tornadoes also pass through the city, but Lockhart says one hasn’t affected a home in over 10 years. There have also only been three significant tornadoes in the city’s history. The last one was in 1979, and it was severe, destroying thousands of homes and creating over $400 million in damage.

City View Independent School District earns an A-minus from Niche
City View Independent School District (ISD) only has three schools, whereas Wichita Falls ISD has 21. Lockhart says the smaller school environment makes it easier for students to make the sports teams and get one-on-one attention from teachers. Students start at City View Elementary School, serving prekindergarten through fifth grade, before heading to City View Junior/Senior High School, serving grades six through 12 in two separate buildings on one campus. All these schools are rated B plus on Niche, while the district earns an A-minus rating. Midwestern State University is about 8 miles away, costing around $10,000 yearly for in-state tuition after aid.

Wichita Falls Regional Airport offers connection flights to Dallas
U.S. 287 is just north, connecting locals to all other major highways in the city, including Interstate 44. Houses of worship within 2 miles of Sunset Terrace include Legacy Church of God and Van Phuoc Buddhist Temple. Following U.S. 287, Sheppard Air Force base professionals can get there in less than 5 miles. Civilians simply seeking a flight to Dallas Fort Worth International also head there, as the base also houses Wichita Falls Regional Airport, which offers connecting flights through American Airlines. United Regional Healthcare System is just over 5 miles south when care is needed.

Kids in Sunset Terrace have two playgrounds close to home
Sunset Terrace Park and City View Park, just west in the neighborhood of City View Heights, have small playgrounds and open grassy areas for pickup soccer. Though the neighborhood doesn’t have much recreation outside of this, Lucy Park, one of Wichita Falls’ most prominent recreational hubs, is just over 5 miles away. Trails lined by cottonwood trees weave throughout the park’s more than 170 acres toward a suspension bridge that leads to the city’s artificial waterfalls. Locals also enjoy feeding the ducks at the duck pond and heading to the park for casual disc golf games. The River Bend Nature Center houses native species and hosts a range of educational programming just south of Lucy Park.

Pizza by the slice at City View Mart
Though Sunset Terrace is primarily residential, City View Mart offers a convenience store in the neighborhood that's known for its to-go pizza. United Supermarkets and Walmart Supercenter are just over 2 miles away for a proper grocery store. The Original Casa Mañana, serving its signature red-shelled tacos since the 1940s, is just over 4 miles away downtown, where there's also antique stores and a selection of gastropubs. Dobbins recommends heading toward the Air Force base to Luigi's Pizza on Sheppard Access Road. Aside from being obviously known for its pizza, Dobbins says their tiramisu rivals any she's ever had. The city's central shopping hub in Wichita Falls is between Kell West, Kemp, and Lawrence Street, around 7 miles from home. Locals head there for Target runs and for other national chains like At Home, JC Penney and Home Depot.

Downtown hosts Watermelon Fest in July
Downtown Wichita Falls is the site for local events. Residents go there for the Watermelon Fest in July, where they might compete in a watermelon eating contest. The festival is held on Ohio Avenue, where the farmers market runs every Saturday year-round. From April to October, the annual art walk is held on the first Thursday of the month, bringing in local vendors, live music and food trucks. Come August, when temperatures soar, Hotter-N-Hell Hundred rolls around, drawing in over 13,000 cyclists worldwide.
