Benjamin Hills-Pleasant Valley
Suburban Neighborhood in Wichita, Kansas

Homebuyers can browse sprawling ranch styles and unique contemporary dwellings
Fitting for its midcentury establishment, Benjamin Hills-Pleasant Valley’s winding roads are lined with sprawling ranch styles. These two-to-three-bedroom dwellings often feature massive picture windows, stone facades and low-sloping asymmetrical roofs. Four-bedroom contemporary builds and Cape Cod cottages sit on heavily forested quarter-to-half-acre lots. Parking is no issue for residents, as most homes have two-car garages or half-circle driveways. “Some houses to the east have the Little Arkansas River in their backyard,” says Jack Silvers, the owner-broker of River City Realty who has sold homes in Wichita for over 40 years. “It’s great because it makes for a beautiful setting, and you can easily access it for kayaking, but you aren’t responsible for maintaining the land.” Homes in Benjamin Hills-Pleasant Valley typically cost between $175,000 and $500,000, a range in the same ballpark as a Wichita home’s average $200,000 selling price. “A lot of these houses are incredibly unique for Wichita in terms of architecture,” says Silvers. “People will keep them in their families for decades, and that makes the stock limited and fast-selling.”Outdoor fun at Columbine Park or the Big Arkansas River
A day of outdoor adventure is always close to home, thanks to the 10-acre Columbine Park. Athletes can shoot hoops on the basketball court, hit a home run on the grass softball diamond or practice their backhand on the two tennis courts. Puppies can run wild at the 8-acre K-9 Rooster Dog Park, named after the late Wichita Police Canine Officer Rooster. Since 1957, the Twin River Swim Club has been a neighborhood go-to for summertime fun. The outdoor pool hosts lessons, competitive teams and designated free swim times. Benjamin Hills-Pleasant Valley is also near Big Arkansas River Park, offering access to the 1-mile Westdale Bicycle Lane, which eventually connects to the 10-mile Arkansas River Bicycle Trail. As the city’s longest multi-use paved path, it leads to several destinations, including the Sedgwick County Zoo or the gardens at Botanica Wichita.Wichita Public Schools or St. Jude Catholic School
“Schools are a big reason people move here,” says Silvers. “There are two elementary schools, a middle school and a Catholic School. Kids walking to school is the norm in this area.” Children in Benjamin Hills-Pleasant Valley can attend McLean Science and Technology Magnet Elementary School. In addition to being named after the neighborhood’s founders, the school has a B-minus grade from Niche. Next, students can attend C-minus-graded Pleasant Valley Middle before going to Wichita North High. Lending to its C-plus grade, the school offers over 50 concurrent credit classes through Wichita State University and Newman University. Students may also go to St. Jude Catholic School for kindergarten through eighth grade.Residents enjoy a quick commute to Wichita’s Old Town district
Interstate 235 spans Benjamin Hills-Pleasant Valley’s western region, but hopping on the highway isn’t necessary for residents to reach Wichita’s most popular destinations. A 6-mile drive along West 25th Street and North Broadway Avenue leads to Old Town, the city’s entertainment district. Several Wichita Transit bus stops also dot the neighborhood’s portion of Amidon Avenue.A commercial hub at the intersection of Amidon Avenue and 21st Street
Residents will find ample restaurants and retailers at the intersection of Amidon Avenue and 21st Street. The Walmart Neighborhood Market, Aldi and Dillons here make grocery shopping easy. While there are nationally known spots like Chipotle and Starbucks, the thoroughfares are also sprinkled with a few locally owned eateries. Pizza lovers can get a thin-crust pie and a Wichita-made beer at Bronx. Tiger Rice serves innovative Japanese fare like wonton nachos covered in shrimp, spicy mayonnaise, pickled jalapeno and cilantro. Even more shopping options like Target and Lowe’s Home Improvement are less than 7 miles away at NewMarket Square, the city’s largest outdoor commercial center.
