Community pools, scenic sidewalks and big-box convenience
With community hubs and big-box convenience, Bradford-Sterling Farms exudes the suburban character that northwest Wichita is known for. Residents can bike to community pools and playgrounds in the neighborhood’s northern and southern regions. Sidewalks surround the area’s numerous ponds, making early morning jogs and afternoon walks daily activities. Located less than 2 miles east of NewMarket Square, the neighborhood is just a quick drive away from over 80 restaurants and retailers. “This is an inexpensive neighborhood for northwest Wichita because the houses are a bit older compared to places like Fox Ridge or Reflection Ridge,” says Heather Golden, an associate broker and Realtor with J.P. Weigand & Sons, who has sold several homes in the area. “But you’re still near tons of shopping and great parks, and it’s Maize Unified School District, which is always a huge plus.”

Bradford-Sterling Farms has New Traditional homes at a low price
Buying in Bradford-Sterling Farms typically costs between $275,000 and $350,000, while homes in neighboring Fox Ridge or Reflection Ridge may sell for over $600,000. Cul-de-sacs here are lined with mature oak trees and New Traditional homes built throughout the 1990s. “Prices here depend on if the house has been renovated inside,” says Golden. “People are buying here to update kitchens and bathrooms. Just switching out white appliances with steel ones; that kind of thing.” Three-bedroom Colonial Revivals sit on 10,000-square-foot lots enclosed by iron fences. Tudor-inspired dwellings can have five bedrooms and quarter-acre yards backing up to one of the neighborhood's ponds.

Comprised of sidewalks and a steel boardwalk, the half-mile trail has received numerous accolades since opening in 2019, including the Award of Excellence from the Kansas Recreation and Parks Association. The path features observation decks for viewing great egrets and waterfowl roosting atop the lily pad-covered water. The neighborhood is also about 2 miles west of the Reflection Ridge Golf Club and its 18-hole layout. Wichita’s largest green space, Sedgwick County Park, is 3 miles in the same direction, offering 400 acres of green space filled with baseball diamonds, playgrounds and fishing lakes.
