Commercial options and recreational hubs abound Cotton Village
Just south of Kansas Highway 96, Cottonwood Village is a northeast Wichita enclave where ample commercial options are just as accessible as hiking through Kansas prairie land. “It’s right between Woodlawn Boulevard and North Rock Road, which are the two main commercial streets in northeast Wichita,” says Jack Silvers, the owner-broker of River City Realty, who has sold multiple homes in the area. “Most of this region is predominantly residential, but this neighborhood is one of the few exceptions. You’re also near the Bradley Fair Shopping Center, which is one of the city’s nicest malls.” Immediately west of the neighborhood is the two-and-a-half-mile Chisholm Creek Trail, and the waterpark outside the Dennis Schoenebeck North YMCA is another popular recreation hub in the area.
The Chisholm Creek Park is a popular park for Cottonwood Village residents to enjoy.

Ranch styles and rentals are available in Cottonwood Village
Cottonwood Village’s winding roads and cul-de-sacs are lined with homes built throughout the 1980s and ‘90s. Brick and vinyl raised ranch styles can have four bedrooms and two-car garages tucked underneath. Split levels may sit on quarter-acre lots dotted with oak and pine trees and enclosed by wood fences. The neighborhood’s southwestern corner has New Traditional townhouses overlooking a community pond in the Allen’s Lake subdivision. Though the neighborhood comprises 64% renters, buying here typically costs between $180,000 and $250,000, a range similar to a Wichita home’s average $200,000 selling price. Bowlers can roll a strike at Bowlero Northrock, and movie buffs can catch the latest flick at AMC Northrock 14 across the street. Students living in Wichita can attend Gammon Elementary School.
Students can walk to Gammon Elementary
Children here can attend Gammon Elementary and Stucky Middle, both of which receive a C grade from Niche. “There aren’t sidewalks, but kids still walk to Gammon because it's right in the center of the neighborhood,” says Silvers. Next, they may continue to C-plus-rated Wichita Heights High School, which offers about 20 concurrent credit classes in partnership with Friends University and Wichita State University Tech. Courses include business essentials, production welding processes and trigonometry.
The North YMCA offers a variety of activities for Cottonwood Village residents to enjoy.
A waterpark at the YMCA and Chisholm Creek Trail access
Located on North Woodlawn Boulevard, the Dennis Schoenebeck North YMCA has a fitness center, a rock-climbing wall and a gymnasium, which hosts youth basketball leagues and pick-up games. Other programs include martial arts classes, personal training and toddler gymnastic lessons. While there’s a lap pool and sauna inside, summertime fun abounds the waterpark outside, where people can float in the wave pool or glide down the twisty slide. The Art Park on East 29th Street is a creative education center for children, providing weekly piano lessons, yoga classes and Lego workshops on its cottage-style campus. Filled with exhibits on Kansas flora and fauna, The Great Plains Nature Center is surrounded by the Chisholm Creek Trail, a boardwalk and cement path that passes through prairies, wetlands and hardwood forests. The Tall Grass Golf Club’s 18-hole course is another popular green space just 2 miles south.
Kansas Highway 96 makes Cottonwood Village a convenient place to call home
Cottonwood Village is a car-dependent community, and Kansas Highway 96, in its northern region, makes it easy for locals to access several Wichita locations. For instance, a 9-mile drive southwest on the highway and Interstate 135 leads to the city’s Old Town entertainment district. The Dwight D. Eisenhower National Airport is 16 miles in the same direction. Residents won’t even have to hop on the highway to reach the Wesley Medical Center, the neighborhood’s nearest hospital, just 6 miles south via Woodlawn Boulevard. Bus riders can find several Wichita Transit stops along North Rock Road and Woodlawn Boulevard.
