Vibrant city living near the Arkansas River in central Wichita

Sitting just south of a delta where the Arkansas and Little Arkansas Rivers meet, Delano is a Wichita neighborhood with multiple past lives. “You wouldn’t guess it used to be a cattle-drive town, because now it’s one of the biggest entertainment districts in Wichita,” says Jack Silvers, owner and broker at River City Realty for more than 30 years. Starting off as a hub for cowboys with saloons and gambling at the end of Kansas’ historic Chisolm Trail, the area would continue as a hub for the growing aviation industry before becoming a residential neighborhood within the city limits. Today, locals in Delano can enjoy art galleries, various shopping and dining stops and multiple recreational spaces.

Bungalows and American foursquares in the heart of ICT

Delano’s emergence as a residential area in the early 20th century still influences the neighborhood’s current identity. Craftsman-styled bungalow homes with low-pitched roofs and wide porches comprise a large chunk of Delano’s home market. Buyers can also find some American Foursquare-styled homes nearby. Homes start at the $50,000 range for properties with flip potential, with move-in-ready houses starting near the $100,000 mark. The area’s most impressive single-family homes are near the $250,000 mark. “It’s about as downtown as you can get, but the houses are a little smaller than areas like Riverside, so you can buy here at a cheaper price,” Silvers says.

It only opened in 2020, but it’s been a huge addition to Delano,” Silvers says.
