East Front/Sunnyside

Colorful suburbs in a creative city
The streetscape of East Front’s neighborhood is colorful, with various housing styles and unique housing fronts mixing with more mellow foursquares: Bungalow-style Craftsman homes and classic American Foursquares with wrap-around porches. Cottage-style homes with A-frame roofs can also be found. Whatever the style, many of these homes are three to four bedrooms and sell quickly due to location, style and size, as well as prices which range from just under $100,000 for simple two-bedroom homes to $250,000 for three-to-four-bedroom houses with a lot of style and colorful character. Some project homes can be found for around $60,000.
Music, theater, and dance, oh my
“Our community tries to promote the arts here. It’s a big deal here culturally,” says Jack Silvers, a realtor who has lived and sold homes in Wichita for 44 years. East Front has various shops, studios and venues, from theaters to music stores to dance studios. The neighborhood’s earliest instrument shop was founded in 1953 with the Wichita Band Instrument, which has expanded to three stores now and serves as the go-to musical emporium. Midwest Drum and Percussion sells all sorts of drums, amplifiers and even guitars, alongside Senseney, which rents and sells a variety of instruments. Jill Landrith School of Dance provides ballet and jazz dance classes to children. Locals can spend their evening at Crown Uptown Theater, one of Wichita’s most prominent Broadway-style stages since 1928. For time outdoors, Grandparents Park is a local favorite half-acre green space that offers benches and a small playground. Wichita Fencing Academy provides a central hub for fencing and historical martial arts for indoor fitness.
Thrift shops and unique stores
Wichita has plenty of unique and more conventional stores outside of musical retail. Moler’s is Wichita’s oldest family-owned camera store, providing new and old camera equipment. Superior Rubber Stamp has made customized stamps and engraved products since 1967. Thrifters can find vintage clothing and furniture at the Assistance League of Wichita Thift Shop, which donates all its proceeds to local philanthropic programs. Dillon is the area’s go-to grocery store, and there is no shortage of restaurants. Harry’s Uptown provides classic bar food and drinks, with a specific and locally loved meatloaf only offered on Thursdays. Margarita’s Cantine is a local favorite for live music, dancing and Mexican cuisine on Friday and Saturday nights, and the neighborhood Dairy Queen is a go-to for dessert.
A beautiful gothic-style high school
Students can start at Linwood Elementary School, rated C-minus on Niche, which provides a before-school and after-school program called Latchkey to help offer care for students with working parents. Mead Middle School teaches digital literacy and best practices through its digital citizenship program and is rated C-minus. Older students move on to Wichita East High School, a unique gothic-style building named the most beautiful public high school in Kanas by Architectural Digest in 2017. The school offers a recently built performing arts center, rehearsal spaces and a vocal room. Wichita East High School is rated B-plus. The neighborhood offers higher education options, with Wichita Area Technical College offering 100 degree programs.
Weekend runs through the Q-line
In the words of Park Plaza Realtor Alyson Assaf-Easterby, “Everyone uses the Q-Line because it allows for easy access to everything on East Douglas Avenue.” The free public transit runs through the neighborhood on Friday and Saturday, stretching from Delano to Clifton Square. Day to day, bus stations are open to all throughout the city. Interstate 135 sits west, and Route 400 runs across the middle of the neighborhood, providing access to everywhere in the city and across the state.
