Friendly Fabrique
A robust neighborhood south of U.S. Route 400, Fabrique is full of brick ranch homes. "It's a great neighborhood for first-time homebuyers or someone who wants to downsize," says Robin Schraml-Wiggans, a Realtor with Keller Williams Hometown Partners. "It's an excellent area, very close to Town East Mall." With easy access to the surrounding area, dependable restaurants, and a friendly community, this neighborhood is a draw for many looking for a house less than five miles from downtown Wichita.
Rustic residences
Homes in Fabrique generally go for between $100,000 and $215,000. "You'll find a lot of smaller brick ranch-style homes in that area," says Schraml-Wiggans. Most homes have attached garages as well, great for storage, hobby space, and, of course, a car. Fabrique has a mix of streets that do and do not have sidewalks. Residents find some trees in front yards, but the streets aren't lined with them. Locals are friendly in this area, and you'll often find basketball hoops weighed down with sandbags in driveways and along the street.

Students in the area are part of Wichita USD259, which has a B-minus rating on Niche. Fabrique's youngest learners begin their academic journey at Caldwell Elementary School, which has a C-minus rating on Niche. Students continue at C-minus-rated Curtis Middle School and continue their secondary academic journey at Wichita Southeast High School, which has a C-plus rating on Niche and is known for its sports teams. It's common to see area residents come out in droves to support the Buffalos on Game Night.

U.S. Route 400, called Kellog Avenue by locals, runs along the neighborhood. "Kellog is the main corridor for all of Wichita," says Schraml-Wiggans. "It's super convenient. That's one reason people do enjoy living in the area." While most residents use cars to get around Kansas, there are bus stops along East Lincoln Avenue that provide easy access to reliable transit.

Robert J. Dole Department of Veterans Affairs Medical and Regional Office Center is located near the neighborhood. Many Fabrique residents work in Downtown Wichita, and airline companies like Boeing and Spirit are major employers in the area. "Wichita is the air capital of the world," says Schraml-Wiggans. McConnell Air Force Base, which is also home to the Kansas Aviation Museum, is less than five miles from the neighborhood.
