Tranquil HOA community in Wichita
One of Wichita's newest neighborhoods, Falcon Falls, is a small homeowners association of modern houses and pristine yards. Sidewalks connect to pathways that often lead first to ponds -- with fountains as centerpieces -- and then into natural preserves. "It's perfect for nature lovers," says Sharon McCoy, a Realtor with Collins & Associates, who has lived in Falcon Falls since 2021. Part of the $41 monthly HOA fee also covers upkeep of common areas and a community pool.
New traditional homes with pristine yards
New Traditional homes built throughout the early 2000s circle the neighborhood's many cul-de-sacs. These houses typically feature brick and vinyl facades, small front porches and two or three-car garages, and homes are still being constructed. Each home has a fenced-in backyard. Some are lined up against other back yards, while others overlook ponds or woods.
A single developer is responsible for construction. "That's good because it's going to be a quality development, and it's finishing up now,'' said Caleb Claussen, a Realtor with Reece Nichols South Central Kansas, who serves the neighborhood. More recently built homes feature modern farmhouse designs. No matter when they were built, homes in Falcon Falls sit on quarter-acre lots and typically have four to five bedrooms. With home prices ranging from $350,000 to $500,000, Falcon Falls is a competitive market, McCoy said. "It's an incredibly well-kept.''

Walkways lead to fishing ponds and community pool
Falcon Falls has five fish-stocked ponds, with benches surrounding them. The 7-foot-deep community pool is a popular spot during the warmer months. Right next to the pool is a playground and a basketball court for kids to enjoy when they're done swimming. All of these neighborhood perks are accessible from two miles of paved trails that weave throughout the entire community. Singletree Stables is just outside the housing development, where equestrians can board their horses or take riding lessons.

Students attend Chisholm Trail Elementary, which gets a B-minus grade from Niche and is known for its community events, including the annual carnival. Junior high students go to C-graded Stucky Middle School. And they don't have to go far to attend classes at C-plus-graded Wichita Heights High, which is right there in the neighborhood.
A few miles from retailers and restaurants
Falcon Falls is an all-residential community with the closest places to shop and dine being about four miles away in both Wichita and bordering Park City, both of which have plenty of options. Wichita has more big box retailers, while Park City is home to Leeker's Family Foods, a locally owned grocery store. While there are lots of restaurants along nearby Woodlawn Boulevard and North Rock Road, Stroud's is a local favorite close to the neighborhood. The restaurant was established in Kansas City in 1933, and the Wichita branch opened in 1993, quickly becoming a city staple. It's located inside a refurbished barn, offering home-cooked classics like pan-fried chicken and mashed potatoes.
