A central community with reasonably priced homes
Whether Wichita homebuyers are drawn to the Arkansas River’s natural beauty or locally owned restaurants and retailers, Indian Hills offers plenty of both. Those looking to buy in the area will find a handful of businesses and recreational hubs all under the same Indian Hills moniker, making it a west Wichita neighborhood brimming with amenities. “Indian Hills is almost smack dab in the middle of Wichita,” says Realtor and team leader Stephanie Carlson of J.P. Weigand & Sons. “It's close to so many of the city’s best spots, so central location is a huge draw here.” Realtor Isaac Sprague of At Home Wichita Real Estate adds, “Some people don’t like the area, but that has to do with perception.” This reputation is likely fueled by the neighborhood’s perceived low-quality homes with needed updates. “I have clients who live in that area and have no issues,” he says. “Younger families are moving in.”

Condos, ramblers, bungalows and more
Indian Hills mainly features brick-sided ranch-style homes. Some have classic midcentury details, like low-pitched roofs and massive picture windows. A few even sit on lots over ¼ acre in size. Bungalows with side-gabled or pyramidal roofs and split-level houses are also prominent. “A lot of the houses were built years ago in the early 1900s or the ‘50s,” Carlson says. “They may need some updates or renovations, but they have unmatched character.” Condominiums from the 1970s are also available in the neighborhood, starting at about $100,000 for two-bedroom units. Three-bedroom ranch-style homes might cost around $150,000, while four-bedroom split-levels can reach the low $200,000s. “The market having lower inventory has pushed that area up in value quite a bit,” Sprague says.
There are mainly brick-façade ranch-style homes with classic midcentury details in Indian Hills.

Three public schools within 2 miles
Wichita Public Schools USD 259 serves Indian Hills students. Black Traditional Magnet Elementary School serves prekindergarten through fifth grade two blocks from the neighborhood. It has a C-plus grade from Niche and a focus on project-based learning. Students progress to Hadley Middle, which is rated a C and is less than 1 mile west. Wichita North High School, rated a C-plus, has many school traditions, including cookouts before pep rallies and football games. Its campus is about 1 mile east of Indian Hills, across the Arkansas and Little Arkansas rivers.
Black Traditional Magnet Elementary School serves prekindergarten through fifth grade.
Hadley Middle School accommodates about 600 Wichita teens and preteens.
Wichita North High School has served local teens since 1929.

From riverside views to holes in one
Along the neighborhood’s eastern border is the Indian Hills Greenway, a multi-use trail offering river views. It also provides access to the 10-mile Arkansas River Bicycle Path and features a wildlife observation deck overlooking the water. During the summer, some residents join the Indian Hills Swim Club. For over 65 years, members have enjoyed tanning by the pool in a lounge chair, working out in the lap lanes and taking their kids to swim lessons. Immediately across the river is the Arthur B. Sim Golf Course, an 18-hole public course that’s served the area since 1921.

Beloved locally owned businesses
A few independent businesses operate in the neighborhood. Copper Oven Café & Bakery to the north is known for its breakfasts served from 7 a.m. to 2 p.m. Regulars at this classic downhome diner especially love its chicken-fried steak. Locals can get lunch and a latte at Want Bierock Co. & Coffee House a few doors down. This new eatery is known for its namesake bierocks, savory pastries with fillings like beef, pork and sauerkraut. Indian Hills has also drawn green-thumbed locals to Johnson’s Garden Center for nearly 100 years. Established in 1928, this family-owned business offers plants, soil and other plant-care equipment. More home improvement essentials are available at Indian Hills Ace Hardware. Two Dillons supermarkets operate within ½ mile of the neighborhood, making grocery runs easy.
Indian Hills’s Copper Oven Café & Bakery is known for its breakfast with a side of potatoes.

A short commute to downtown Wichita
Indian Hills commuters have about a 3-mile drive across the rivers into downtown Wichita. Interstate 235, western Wichita’s main beltway, is about 1 mile west of the neighborhood. Wichita Transit services several bus stops along 13th Street to the north. Wichita Dwight D. Eisenhower National Airport is a 6-mile drive from Indian Hills, while the nearest hospital, Ascension Via Christi St. Francis, is 3 miles away.
Indian Hills is only a couple miles from Downtown Wichita.

Safer than its reputation suggests
Despite its reputation, Indian Hills is a relatively safe neighborhood. CAP Index rates it at or below the U.S. average in most crime categories. One exception is sexual assault, which occurs slightly more often in Indian Hills than in the rest of the country.
There is plenty of plant life and greenery to enjoy in Indian Hills.
Many locals cool off at Indian Hills Swim Club during the summer.
