A world of its own in Wichita
When Lakepoint residents drive into their community from the south, they’re immediately greeted with Gatewood Street's winding, 600-foot boulevard of trees, seemingly taking them into a whole new world away from the rest of Wichita. The entrance then opens up to a central lake and cul-de-sacs made up of large lots, lavish homes and plenty of greenery. That beauty is what keeps the community out and about in the neighborhood, says Anne Williams, a Realtor with Reece Nichols South Central Kansas, adding two top-tier private schools are also major draws.
Gatewood Street is the heart of the neighborhood
Gatewood Street is the gateway to the neighborhood, running the full length north and south. Most homes were built in the 1980s and 1990s, featuring Colonial and Tudor influences. They typically offer spacious, quarter-to-half-acre yards with lots of trees that keep residents close to nature. Many of these lavish homes feature semi-circle driveways and back yard pools. Prices start at around $500,000 to $650,000 for four-bedroom homes with 2,000 to 3,000 square feet of living space. A majority of homes are larger, though, selling for $700,000 to $850,000. The largest homes are around 5,500 to 8,500 square feet, have five or six bedrooms, and sell for approximately $900,000 to $1.5 million. Most of these larger houses have spacious back yards and lake views. Lakepoint homes are known for selling quickly, owing to the overall setting homebuyers encounter. "People enjoy walking around,” said Williams, whose sister lives in the neighborhood. “You see lots of families, moms with strollers and dog walkers.”
Secluded but not isolated from amenities
While providing a sense of seclusion, Lakepoint is by no means far from city amenities as there are plenty of retailers and award-winning restaurants on the main roads just coming out of the neighborhood. Residents can exit the east side of the neighborhood on East 13th Street to the north or Central Avenue to the south. Both lead to Webb Road, and all three are lined with retailers and some of the best restaurants in Wichita. Chester's Chophouse & Wine Bar offers lakeside views, an extensive wine selection from a 1,000-bottle cellar and city-acclaimed steak. The restaurant came in second in 2022 and 2023 for the “best steak” category in The Wichita Eagle’s “Best of Wichita” people’s choice awards. Fuzzy’s Taco Shop is another popular restaurant, voted as the maker of the best tacos in Wichita in 2023. Those are just a few of the many restaurants nearby. There are also more than 50 retailers and restaurants in the open-air Bradley Fair Shopping Center and more than 100 places to shop and eat at Towne East Square, an indoor mall.
Private schools are strong
“The schools are a massive reason why this neighborhood is so popular,” says Sonja Seidl, associate broker with Berkshire Hathaway HomeServices PenFed Realty, who sells in the neighborhood. “There are public and private options both within walking distance.” Lakepoint is home to Wichita Collegiate School, which gets an A-plus grade from Niche and is ranked the best private K-12 school in Kansas, offering a rigorous college preparatory curriculum. Kapaun Mt. Carmel Catholic High School is another private school within walking distance. It receives an A-minus and offers one of the best sports programs in Kansas. The Crusaders compete in the 5A Division and have won more state titles in football, wrestling and golf than any other school in Kansas. Its most recent state championship wins include boys basketball and boys golf in 2024.
Wichita Public Schools' Minneha Elementary School, which gets a C-plus grade and is less than 1.5 miles from anywhere in the neighborhood, provides a curriculum through the non-profit Core Knowledge Foundation. Students go on to C-graded Coleman Middle, just outside the neighborhood, which has an environmental magnet program with a garden where students learn about sustainable farming and beekeeping. To the south, Wichita Southeast High receives a C-plus and is ranked the second-most diverse high school in Kansas.
Private neighborhood walkway and fishing lake
Lakepoint’s paved walkway starts at the lake and runs about 1 mile north past neighborhood homes. The lake is not open to the public, so residents and their guests can enjoy private fishing. Wichita Country Club, which was founded in 1900, is right next to Lakepoint. Members can play golf on the 18-hole course, play tennis, swim in the outdoor pool and work out in the state-of-the-art fitness center. All Star Adventures, the city’s only amusement park, is less than a mile away, featuring kid-friendly rides, a mini golf course and an arcade.
A 7-mile drive to Downtown Wichita
U.S. Route 400 is about 1.5 miles south of Lakepoint. From there, it’s a 6-mile drive west to Downtown Wichita and 13 miles west to Wichita Dwight D. Eisenhower National Airport. While most residents drive their own cars, Wichita Transit offers bus stops outside the community’s two entrances on East 13th Street and Central Avenue. Buses take approximately 30 minutes to reach downtown.
Tornados a concern, crime is low
Like any place in Wichita, Lakepoint has the potential of being impacted by severe weather, as the city is located in the Midwest’s “Tornado Valley.” According to data from the National Oceanic and Atmospheric Administration, no tornadoes have passed through Lakepoint since 1965.
Lakepoint has a CAP Index Crime Score of 2 out of 10, compared to the downtown average of 10.
