Less expensive homes near boutique shopping
Folks don’t have to pay high prices for a home within walking distance of vintage clothing stores and locally owned restaurants in Murdock and The Elms. Just a couple of miles northeast of downtown Wichita, people can be a part of the city happenings but have plenty to do around the neighborhood. “Prices are rising across the city, but this neighborhood has remained less expensive as it’s grown in popularity,” says Jack Silvers, owner and broker of River City Realty for over 20 years. The mixture of ranch-style homes, bungalows and cottages range from $75,000 to $160,000. The city grid makes it easy for everyone to walk down to shops and restaurants on Central Avenue. Folks spend their weekend sifting through racks at vintage clothing stores and suiting up for ski trips at The Slope. People enjoy more outdoor recreational space than most city neighborhoods, with 10-acre Murdock Park just down the street, where kids climb on the playground while folks play tennis matches or relax in the grassy spaces.

Beer Halls and vintage shops on Central Avenue
Folks walk down to Central Avenue to browse for new plants from around the globe at Worldwide Cactus, an accompanying pot from Nancy’s Garden, but look closely to spot this storefront as the bungalow-style façade blends in with nearby houses. After shopping for outdoor décor, people look to give old furniture a new life at Not Dead Yet Vintage, and they treasure hunt for antique threads at The Violet Closet, which might be mistaken for a cozy bungalow. Winter athletes gear up for ski trips at Slope, which has served the neighborhood since 1981, despite skiing not being abundant in the flatlands of Kansas. Folks grab their morning caffeine at Seven Brew. People squeeze into the beer hall-style tables to drink and dine on Bavarian fare at Prost. For general grocery needs, folks check off their list a mile away at Dillons.

Murdock/The Elms is a great neighborhood with many affordable housing options.
Bungalows dating back to the 1930s
The community’s age is seen in the grid of old cement streets, sporting a few cracks from decades of use. The grid is lined with sidewalks in front of small lawns and midsize corner lots. “This area has many well-built older homes, and some have been updated in recent years,” says Silvers. Small 1930s bungalows and cottages from the neighborhood's original development show handcrafted carpentry work on their exposed timber gables. These older homes start at $75,000 for a two-bedroom ranch-style, but most three-bedroom Bungalows can be found between $100,000 and $130,000. Prices reach about $160,000 for four-bedroom bungalow and ranch-style homes with updated interiors and touched-up exterior details like new roofs and siding.

First Fridays and Second Saturdays
Wichita has a full calendar of downtown events. Art lovers participate in the First Friday Gallery Crawl, which involves visiting new installations and live music at galleries across the city on the first Friday of every month. People explore the city during Second Saturday by visiting participating locally owned shops. Folks can receive discounts at all participating stores by buying a reusable Second Saturdays shopping bag.
Outdoor activities at Murdock Park
Residents walk down the street to Murdock Park, a 10-acre green space named after Marshall Murdock, a state senator and the founder of the Wichita Eagle newspaper. Children can play on the playground, and people play pick-up games on the basketball court. Neighborhood rec leagues play on the softball diamond, and folks play matches on the tennis courts. People head to the fenced playground at Elm Neighborhood Park for a smaller recreational hub. A portion of the 18-mile Redbud Trail also runs through the neighborhood, meaning folks have a day of biking and hiking right outside. Children aged eight to 17 can take free boxing lessons at the C.H.D Boxing Club for indoor recreation.
