Residential enclave 11 miles from downtown Wichita
The new residential community of Sawmill Creek lies east of Bel Aire and north of Willowbend Golf Club. This small development 11 miles northeast of downtown Wichita contains only homes and ponds. Folks are moving here to be away from the bustle of Wichita yet within reach of its amenities. This community is filling up with a mixture of “older and younger residents, both with and without kids,” says Kirk Short of Keller Williams Signature Partners. Short is a second-generation Realtor with over 22 years of experience in the Wichita area. “It’s a stairstep community attracting that person who is spending one to two times the price of a traditional first-time home.”
Abundance of single-family homes
Sawmill Creek is surrounded by green space: “There’s not a lot of uniqueness here, but there is a beautiful reserve,” says Short. “The Sawmill Creek wetlands are protected, so nothing will be built up there.” The lower half of the neighborhood is currently built out with single-family homes, sidewalks and streetlamps; the upper half is made up of lots. The two halves are separated by two ponds. There are currently more lots for sale than homes. Lots go for $40,000 to $70,000; the ones along the ponds are considered waterfront properties. Single-family contemporary Craftsman homes have prominent, attached garages that accommodate multiple cars. The oldest homes were built around 2002. Most homes cost around $300,000 and have between three and five bedrooms. Some homes with two main bedrooms and two covered decks cost about $600,000.
Sawmill Creek is a newer neighborhood in northeast Wichita.

Sawmill Creek students may attend Isely Traditional Magnet Elementary School, which offers prekindergarten and a gifted program and gets a B-minus from Niche. Stucky Middle School has a student-teacher ratio of 15 to 1 and earns a C from Niche. Wichita Heights High, rated C-plus by Niche, offers concurrent college credit opportunities, plus 35 extracurriculars, including orchestra and JROTC.
Kids living in Wichita can attend Stucky Middle School.
Not too far from North Wichita is Wichita Heights High School.

“You’re gonna be driving and exploring to find entertainment, but it’s within a couple of miles,” says Short. “Topgolf just opened and lots more stuff is coming in near Greenwich and Route 96.”

The closest source of entertainment and recreation is Willowbend Golf Club, a semi-private 18-hole golf course and driving range. A mile and a half away is Central Park in Bel Aire, where locals swim in the pool and fish in the lake.

Sawmill Creek is within 2 miles of several large employers: Colonel James Jabara Airport, Kansas Heart Hospital, WSU Tech, National Institute for Aviation Research and an Amazon warehouse. Railroad tracks cross the southeast corner of the neighborhood. Surrounded by Wichita amenities and rural areas outside the city, Sawmill Creek is “that perfect in-between community. And like neighboring communities to the north and east, there are lower taxes here,” says Short. This growing community presents an opportunity to be close to the golf club and area schools, but away from the city hubbub.
