Folks in Schweiter and Mead maximize their available greenspace while being 3 miles from downtown Wichita. From the 1880s to the mid-1940s, Henry Schweiter slowly transitioned his Wichita farmland into park space. What remains is Linwood and North Linwood Park, over 50 acres of green space and recreational facilities on the west side of US Highway 81. “The parks are a popular amenity, and the prices are good for how much green space people can get,” says Alyson Assaf-Easterby, Realtor for 8 years with Park Plaza Realty. Cross over US-81 to end up in Schweiter or Mead. Schweiter is on the north end of East Harry Street, closer to downtown, and has long, curving suburban-esque streets. Mead, south of East Harry Street, is on a city grid of blocks and thoroughfares. Both communities have small cottages and modest ranch-style homes ranging from $55,000 to $230,000. Along with the park space, residents have more room to breathe in midsize yards shaded by trees and corner lots reaching up to half an acre. Two-car driveways keep the streets clear, and residents use sidewalks to walk to small markets and casual eateries on East Harry Street.

Fifty acres of greenspace at Linwood Park
The first park Schweiter donated was Linwood Park, which was later split into two sections: North Linwood Park and Linwood Park. While the 14-acre northern part of the park has a playground and plenty of green space, the larger 50-acre Linwood Park offers more amenities. Along the walking path, there’s a Colonial Revival-style greenhouse and nursery filled with vegetation planted by the Wichita Parks Department. Folks partake in neighborly competition on the sand volleyball court, football field, or tennis courts, and local rec leagues play on the baseball diamonds. When the weather gets colder, you can work out inside at Linwood Recreation Center, where there are several workout classes each day and pickleball courts. The smaller Riviera and Schweiter Parks provide the neighborhood with playgrounds and even more open green spaces.

Schweiter and Mead sport a mixture of cozy 1950s cottages and ranch-style homes, but they differ in arrangement. Despite its city location, Schweiter has an almost suburban appearance, with long, curving streets, while Mead is on a grid layout. “Compared to surrounding neighborhoods, people feel they can get more space for their money here,” says Assaf-Easterby. Small one-to-two-bedroom cottages that may need some work start at $55,000, but most two-to-three-bedroom ranch-style and split-level homes can be found around $130,000. At the high end of the price range, three-bedroom ranch-style homes on spacious corner lots can be found for about $230,000.
