Home to some of Wichita’s most unique properties and with a location right outside some of the city’s hottest hubs, Sleepy Hollow gives its residents the best of both worlds. “It’s definitely an up-and-coming area,” says Damon Snyder, the broker and owner of The Wichita Realty Group LLC. “Lots of people are looking to buy in this area. Older properties are getting renovated, causing the value to go up.” Many of the neighborhood’s homes date back to the early 20th century, featuring styles like Tudor Revivals and A-frame constructions. This neighborhood offers far from a cookie-cutter feel. “No two houses are alike,” says Jack Silvers, the owner and broker of River City Realty. It is not just the area’s homes that are appealing to residents. Located just north of the popular College Hill, Sleepy Hollow is near some of the city’s best restaurants and small boutiques, and for some time outside, locals can head to the nearby MacDonald Golf Course. The neighborhood is also convenient for healthcare workers as Wesley Medical Center is right at the community’s western border. Just a few miles away from downtown Wichita, Sleepy Hollow is a neighborhood offering quiet residential living with easy access to all of the city’s amenities.

Whimsical houses that sell fast
Tucked behind white and pink flowering dogwood trees and along streets that sometimes spread into cul-de-sacs are everything from storybook-like Tudor Revivals, best known for their half-timbered walls, to stately Colonial Revivals, known for their symmetrical facades. Adding to the whimsical feel of the Tudor Revivals are homes with regal turrets. Other small cottages, including A-frame constructions and dwellings with swooping roofs, add character to the area. Prospective residents can also find some Craftsman bungalows and Cape Cods scattered around the community. With an unmatched array of housing styles, the Sleepy Hollow market is “incredibly competitive,” Silvers says. “Some houses don’t even last a week before they are purchased.” Many properties date back to the early 20th century, but some, due to Wichita’s late-19th century housing boom, are even older. Depending on the property’s age, some may have attached garages, but many have detached ones. Prices typically range from around $140,000 to $420,000, depending on the property’s size, age and location, with the median price settling around $250,000.

Establishments and entertainment in the nearby College Hill neighborhood
Many Sleepy Hollow residents check out College Hill’s restaurants and retailers that are all within a 3-mile or so radius of the neighborhood. At the highly rated Sport Burger Drive-In, lines of cars form before it even opens. This small yellow storefront has attracted patrons for over two decades with simple smash burgers and crispy fries. It remains one of the only functional Valentine Diners, small Wichita establishments that popped up after the Great Depression. Another nearby favorite is FioRito Ristorante, which offers a fine dining experience and contemporary Italian cuisine. Next door, locals can pick up groceries at Dillons. For dessert, many people head to Papa’s General Store, which is popular for its craft floats and ice cream. Those wanting to buy a new outfit can check out College Hill boutiques like The Hereafter, a vintage clothing and art shop that sources from independent designers. College Hill is also home to Frank Lloyd Wright’s Allen House, where visitors can tour one of the famous architect’s last prairie constructions and the Wichita Community Theater, perfect for those wanting to catch a show.

Sleepy Hollow Park and MacDonald Golf Course
At the neighborhood’s Sleepy Hollow Park, children run off their energy on the playground, and the small grassy area is perfect for a picnic when the weather is nice. Developed along a meandering brook, this park offers a tranquil place for locals to get some fresh air. The small stream winds through Sleepy Hollow, leading to the par 72 MacDonald Golf Course. It first opened in the early 20th century as the Wichita Country Club, but today, it is regarded as one of the best courses in the city. Tall cottonwood trees line fairways, and the space is home to a youth golf campus and First Tee Greater Wichita Learning Center. Those wanting to spend some family time golfing can sign up for the Parent-Junior 9 Hole Tournament, and golf players may try to spot the course’s furry employee, Jack, a dog who works to control the goose population.

Wichita events
Being just around 3 miles away from the downtown Wichita area gives Sleepy Hollow locals easy access to the city’s many events. From April to December, many Wichitans visit the Old Town Farm and Art Market on Saturdays to peruse local produce and goods. In early summer, the city transforms for its longest-running and largest festival: Wichita Riverfest. With everything from live music to tasty food to hot air balloons, this nine-day event has become one of the city’s hottest events. Farther away from the neighborhood are some of the city’s other events, like Smoke on the Plains Derby BBQ & Music Fest, which is held at High Park. Locals will have to drive around 14 miles south on state Route 15 to enjoy the three-day event known for its cook-offs.
Wichita Transit, Wesley Medical Center and nearby commutes
While many locals drive, they can also take advantage of the Wichita Transit bus system. Stops are mainly congregated near Central Avenue, which is the neighborhood's southern border and Wesley Medical Center, which is at the western end. “The hospital is definitely a bonus for the area,” says Silvers. “A lot of hospital employees live in the neighborhood because of it.” The hospital is also a hub for traveling nurses. Another nearby major employer includes Spirit AeroSystems Inc., which is around 6 miles south via Oliver Street. Some locals may work in downtown Wichita, which is just around 3 miles east via Central Avenue. Those wanting to get to Topeka can take the 138-mile drive north via Interstate 35 and Interstate 335, and locals wanting to explore farther away cities enjoy their proximity to Wichita Dwight D. Eisenhower National Airport, which is around 9 miles west via U.S. Route 400 and U.S. Route 54.
