Longtime farms and local restaurants
A few family-owned farms have been operating on the south side of the neighborhood for decades. For instance, Cox Farm has sold seasonal produce since 1924. The farm also offers other Kansas-made products, such as Tuckerbee’s Honey and Yoder Meats. Locals can get all their flowers and plants from Dutch’s Greenhouse. Since 1957, residents of Wichita and surrounding cities have flocked to the garden center for its lush perennials and stunning annuals. For groceries and other household essentials, Dillons, a big box grocery store, is the place to go.Several fast-food chains are located around Dillons on 47th Street, one of the neighborhood’s main roads. But, there are a few local restaurants nearby as well. Three Mexican restaurants, Las Rosas, El Vieijito and El Jalisco, are in close proximity, as is a taste of India at The Mango Tree. Meanwhile, Dog-N-Shake is located in a more residential section of the neighborhood. The local fast-food chain lives up to its name offering various hot dog variations and milk shakes.
Fall Festival at Cox Farm
Every October, locals welcome the fall season at Cox Farm during the annual Fall Festival, where they can find the perfect pumpkin to carve from the pumpkin patch, navigate the hay bale maze and jump in the bounce houses.Some of Wichita's most affordable homes
“It’s an older neighborhood, so you have a mix of run-down homes and nicer houses that have been renovated,” says Angie Valias, Realtor with Lange Real Estate, who has been selling homes in South Seneca and other Wichita neighborhoods since 2020. With a mix of paved and gravel roads, homes in South Seneca showcase both suburban and rural charm. Mid-century ranch-style homes with three bedrooms and attached garages can be found side-by-side on lots smaller than a quarter acre, ranging from $125,000 to $200,000. When unrenovated, these homes typically sell for around $90,000 to $100,000, making them targets for investors and homebuyers looking for a fixer upper. There are also some brand-new, three-bedroom duplexes with attached garages with 1,100 square feet of living space that sell for around $175,000 to $200,000. Those looking for something larger can get a custom-built country estates sitting on lots as big as 3 acres. While it is rare for one of these houses to hit the market, they typically cost around $350,000 to $400,000. South Seneca also has rentals available through the many manufactured housing communities around the neighborhood.Lake fishing and inflatable fun
In addition to arable land, much of the neighborhood has been dedicated to recreational hubs. Anglers can cast a line into Wichita South Lake, stocked with largemouth bass, bluegill, catfish and crappie. The body of water is also surrounded by 50 acres of public park, home to a sports complex with eight baseball diamonds, 15 soccer fields and a football field used by local leagues. At the smaller Southview Park, children can pretend to be astronauts in the metal rocket ship structure or spin on the merry-go-round. But perhaps the most popular spot to spend hot summer days is Splash Aqua Park. Valias says, “They do inflatables on the water in the summer, people come out on the lake and kids run around on the inflatables and get in the water.”Two high school options
Children north of 47th Street attend Cessna Elementary and Truesdell Middle, both of which get a C-minus grade on Niche. Lastly, they go to C-plus-graded Wichita South High, which boasts a College Career Center to help students apply for school, scholarships and financial aid. They can even receive free ACT tutoring here. Meanwhile, high schoolers who live on the south side attend Campus High School, graded a B and ranked the 35th-best college prep high school in Kansas.I-135 to Downtown Wichita
South Seneca is conveniently located right next to Interstate 135, making Wichita’s downtown area just a quick 10-mile drive away. There's also easy access to Interstate 235, which wraps around the city. Commuters can also take a bus through Wichita Transit, which offers bus stops along 47th and South Seneca Streets.
