A blooming Wichita neighborhood
In the heart of western Wichita, the neighborhood of Sunflower is the place to put down roots and bloom. “It’s a central location in Wichita, you’re close to downtown and Delano,” says Damon Snyder, Realtor and Broker at The Wichita Realty Group and a born-and-raised Wichitan, “Homes there are economical, they are at a pretty decent price and so close to downtown.” While this convenience is a big part of Sunflower’s appeal, it’s also a neighborhood rising on its own, thanks to established locally owned restaurants that appeal to all tastes alongside welcoming parks. All of this sits along quiet cedar-lined side streets, crisscrossed by sidewalks where neighbors regularly pass each other on their evening walks.

Diverse housing stock
Distinct booms in Wichita’s growth are demonstrated by the different periods and styles of homes in Sunflower. “There are older homes, mostly built from the twenties to fifties,” says Snyder, “Most have two or three bedrooms, one bath.” Quaint bungalow-style Craftsman homes with small front porches are a sign of the early-century cattle drive boom, while sprawling ranch-style dwellings rose up during the midcentury aviation production-based housing boom. More recently, modern traditional homes and townhouses signal a third boom working its way through the neighborhood. Most homes sell for between $100,000 and $180,000, with a select few – usually multi-unit buildings – selling for $220,000 and up. Turnover is pretty quick in the neighborhood, according to Snyder, and most homes sell within 2 weeks of hitting the market.

Open Streets across the city
“You’re so close to downtown and Delano, the river is there, you’re on the outskirts of so much to do,” says Snyder. The Delano Paddy Day Parade is a short walk for Sunflower residents, as a street party and food truck rally take over Douglas on St. Patrick’s Day. In the fall, Open Streets ICT starts at the border of Sunflower and Delano, taking up a four-mile stretch of Douglas all the way to College Hill with live music, art, food, yoga, entertainment and more.
