“This a rare Wichita subdivision where there are some older homes that may need interior updates mixed in with new builds,” says Golden. Most cul-de-sacs in Tyler’s Landing are lined with mature willow trees and dwellings built throughout the 1990s. Neutral-painted New Traditional homes have three to four bedrooms and 10,000-square-foot lots, some of which back up to the area’s ponds, where residents can fish for largemouth bass or channel crappie. The neighborhood’s northern tip was developed within the last five years. Six-bedroom contemporary estates here feature bright white facades and three-car garages. Buying in Tyler’s Landing typically costs between $300,000 and $400,000, a range slightly higher than a Wichita home’s $250,000 selling price.

NewMarket Square has numerous grocery stores and locally owned eateries
One of three in the Wichita metropolitan area, The Church of Jesus Christ Latter-day Saints resides along West 29th Street. Maize south schools are within walking distance
“Kids walk to school here, and that’s a huge selling point,” says Golden. All schools on the Maize south campus are less than a 1-mile walk west, and have an A-minus grade from Niche. First, students can attend Maize South Elementary, continuing to Maize South Intermediate for fifth through sixth grade and Maize South Middle until eighth grade. Next, they may go to Maize South High School, which offers numerous extracurriculars, ranging from the French club to Future Farmers of America. The Maverick Mentors program makes an incoming freshman’s transition to high school easier, with upperclassmen leading building tours and informational lunch meetings.

From a walk at Sedgwick County Park to a round of golf at Reflection Ridge Golf Club
In addition to resident-only amenities, Tyler’s Landing is near several green spaces, like Pracht Wetlands Park, offering a half-mile steel boardwalk hiking route. Locals can easily access Sedgwick County Park, just 3 miles south. Its 400-acre terrain includes a 4-mile sidewalk network surrounding four fishing lakes, several playgrounds and an outdoor art exhibit. Numerous baseball diamonds, a roller-skating hockey rink and pickleball courts make the park popular for athletes. Over 3,000 animals are at the Sedgwick County Zoo located here. The Reflection Ridge Club and its 18-hole course are less than 2 miles south of the neighborhood.
