Prestigious neighbothood in East Wichita
On the east end of Wichita, Vickridge is a luxurious homeowners association with large estates that give the neighborhood an old-world feel with modern touches. Mature trees envelop the quarter-square-mile oasis that was once all owned by oil tycoon John Vickers, who purchased the land in 1922. By 1961, his property was replaced by what is now the Vickridge community, along with the highly rated Kapaun Mt. Carmel Catholic High School. With Vickridge being one of the city’s most prestigious neighborhoods, where the average household income is nearly $220,000, residents enjoy its esteemed reputation and convenience to bustling North Rock Road. “This is an extremely sought-after neighborhood,” says Sonja Seidl, a Realtor with Berkshire Hathaway HomeServices PenFed Realty, who sells in Vickridge. “The houses are big and beautiful, and the Catholic school is well-regarded across Wichita. There are also a ton of shopping centers nearby, so it’s just such a great place.”

Mid-century homes with an old-world feel
Vickridge has approximately 100 four- to six-bedroom houses fixed on some of the most spacious lots in Wichita. “The acreage is great here,” says Seidl. “Residents love how much privacy they get, even though it is so conveniently located.” Most houses were built in the late 1960s and early 1970s on half to 2.5 acres of land. Many feature Colonial and Tudor influences, reminiscent of an earlier time period. There are also several sprawling ranch-style houses and a few homes with Mediterranean architecture scattered around the neighborhood. Any one of these home styles can range from 3,500 to 13,000 square feet. It’s common for homes to have semi-circle driveways in the front and a second driveway with a private gate on the side that leads to an attached or detached garage. Backyard pools and tennis courts are also prominent features of many homes. A 3,500 to 4,500-square-foot property tends to sell for around $750,000 to $800,000. Larger houses with 5,000 to 7,000 square feet of living space go for around $850,000 to $950,000. Anything larger than that will typically be around $1 million to $1.5 million.
