Five miles east of downtown Wichita, Woodlawn Village is a sought-after neighborhood with single-family housing on sizable lots. Initially developed in the 1950s, it’s one of Wichita’s more established neighborhoods, filled with well-maintained ranch-style and midcentury modern homes. “The houses in Woodlawn Village are so well-made that most of them haven’t changed since they were built,” says Realtor Jack Silvers, a Wichita native who’s been a Realtor since 1980. This sense of stability and establishment attracts Wichita families, especially those seeking both convenience to downtown and plenty of space for children and pets. Residents relax at neighborhood parks and the Wichita Country Club, dine at an array of local eateries and shop at Towne East Square, the biggest mall in central Kansas. Together, these elements create the conditions for Woodlawn Village residents to live an optimized lifestyle full of modern conveniences, all within a traditional and established neighborhood.

Ranch-style and mid-century modern housing
Woodlawn Village was developed primarily in the 1950s and ‘60s, making ranch-style homes the most common housing option. Interiors of the neighborhood’s original homes are typically either meticulously maintained or recently restored. Some homes lean mid-century modern, and occasional newer constructions like Tudor revivals and traditional-style homes hit the market occasionally. Homes in Woodlawn Village typically have spacious lawns, and some even have backyard pools. There are also some condo options in the neighborhood, like The Chaumont, a French chateau-inspired village with one- and two-bedroom options. The neighborhood’s four- to five-bedroom homes never take long to sell; they “rarely make it past a week on the market,” Silver says. Prices in Woodlawn Village tend to fall between $250,000 and $400,000, and the median list price hovers around $300,000. On the low end, buyers can find one-bedroom condos for under $100,000; on the high end, large, recently renovated homes sometimes sell for upwards of $500,000.

Students in Woodlawn Village attend schools in Wichita Public Schools USD259, starting with Price-Harris Communications Magnet Elementary School, which received a C-plus on the educational review site, Niche. Then, they continue to Coleman Environmental Magnet Middle School, which received a C, and graduate from Wichita East High School, which received a B-plus. Wichita East High School offers pre-IB courses for ninth and 10th-grade students and an IB Program beginning in 11th grade. Parents also have the option to send their children to the nearby St. Thomas Aquinas Catholic School, which enrolls preschool through eighth-grade students, and Kapaun Mt. Carmel Catholic High School, which enrolls ninth- through 12th-grade students and received an A-minus on Niche.

Woodlawn Village residents spend time outside at Edgemoor Park, which has a skatepark, splash pad and tennis courts. Some join the nearby Wichita Country Club, established in 1900 and the oldest country club west of the Mississippi River to have offered golf from its inception. Shopping at Towne East Square and dining locally
Residents dine at various local eateries, including Angelo’s, a longstanding Italian restaurant; Walt’s, a laidback bar and grill; and Yokohama Ramen Izakaya, serving ramen, dumplings and other Japanese eats. They grocery shop at the Dillons Marketplace on Central Avenue and Rock Road and head to Towne East Square, which is just south of the neighborhood and boasts the title of the largest mall in central Kansas for their retail shopping.
Getting to downtown Wichita, hospitals and the airport
Woodlawn Village is five miles east of downtown, and residents can take U.S. Route 400 or the Route25 bus down Central Avenue to get there. The closest hospital to the neighborhood is Wesley Woodlawn Hospital & ER, three miles north, and the nearest airport is Wichita Dwight D. Eisenhower National Airport, 12 miles west.
Wichita’s citywide events
Woodlawn Village residents enjoy various annual events held in downtown Wichita. Each summer, they head to the Wichita Riverfest, a nine-day music festival with food courts and a parade. In September, they head to the Wagonmasters Downtown Chili Cookoff, where for $5, they can try chili from over 70 different teams competing to be named the best chili in the city. Each April, the city hosts the Wichita Jazz Festival, where local and world-class musicians alike perform concerts for the community.
