The Village of Saint James seems quiet during the day, but the surrounding golf courses, recreation centers, pools and plazas tell another story. In season, snowbird and year-round residents alike are up and out the front door by 8 a.m. to spend the day enjoying their community’s many amenities. This is par for the course in The Villages, the country’s biggest 55-plus community. Those living in the Village of Saint James enjoy a central location connected to athletic hubs. Their subdivision has immediate access to two golf courses and an expansive recreation complex. Additionally, the neighborhood is less than 5 miles from two of the community’s four town squares, which are major shopping and dining destinations that also host nightly entertainment. “I always tell people interested in moving here to visit for two weeks, if not a month,” says resident Debbie Martin, a Realtor with RE/MAX Premier Realty. “There’s just too much to do in one weekend. Exercise classes, regular classes, bowling, pickleball, tennis, shopping — anything you could think of, we have it.”

Patio villas and designer homes
The narrow streets in the Village of Saint James wind through rows of two- and three-bedroom homes on smaller lots ranging from around 3,500 square feet to a quarter acre. Native plants, like palm trees and wild coffee, enrich front yards, which are beautifully maintained. “What drew me here is how clean it is,” Martin says. “I don’t just mean you won’t see beer cans on the side of the road. I mean that the landscaping is always in tip-top shape. I’m not kidding. I’ve lived here since 2006 and haven’t seen one weed.” There are various home models, most from The Villages’ patio villa, courtyard villa and designer home series. The villas, with their deep-set porches and screened-in back patios, are on the low end of the price range, starting around $300,000 for a two-bedroom property and maxing out with three-bedroom homes in the low $400,000s. Designer homes in the neighborhood typically range from $400,000 to the high $700,000s; however, properties with golf course views can cost upwards of $900,000. The monthly amenity fee is just under $200, which is standard across all of The Villages.

Executive golf courses all around
Golf courses border the Village of Saint James. On the west side is the challenging Southern Star Executive Golf Course. It has a couple water hazards that make rounds interesting. Sandhill Crane Executive Golf Course is on the neighborhood’s east side. Albeit less difficult, Sandhill is not without its own obstacles, proving to be a course that’s easier to begin than finish. SeaBreeze Recreation Center is an athletic hub for many nearby villages. This complex has facilities for swimming, pickleball, tennis, volleyball, shuffleboard, bocce, theater, crafts and more. Its beach-themed rooms are popular areas for club meetings. “When I first moved here, I got a calendar just so I could manage all the dates and locations of things I wanted to do,” says villager Pat Serafino, a Realtor with Realty Executives. “It got so hectic that after maybe a week, my wife and I had to introduce some limits.” Perfect for getting to other villagers, the community has more than 3,500 clubs and activities.

Brownwood and Lake Sumter Landing
Brownwood Paddock Square is less than 5 miles south of the village. It’s home to convenient businesses, popular chains and Village exclusives, such as City Fire American Oven and Bar. The casual restaurant is a local favorite that’s almost as lively as the town square outside, featuring daily events like karaoke, trivia, bingo and live shows. Lake Sumter Landing Market Square is less than 5 miles north of the village. Its offerings are similar to those in Brownwood, but its setting on the shores of Lake Sumter is unique. The plaza is known for its waterfront restaurants and center square, where locals dance into the night. Both Brownwood Paddock Square and Lake Sumter Landing Market Square have grocery stores for day-to-day shopping. That said, the Publix on Sumter Country Road 466A is much closer, just a little over a mile away.

From the Village of Saint James, it’s 55 miles to the closest major city, Orlando, and about 65 miles to Orlando International Airport. Florida’s Turnpike, about 5 miles away, is the simplest way to make these trips. The nearest hospital, HCA Florida Trailwinds Village Emergency, is close by, only a mile south.
