Rural living 50 miles from the Grand Canyon
About 30 miles northwest of Flagstaff and 45 miles south of the Grand Canyon, the rural, sparsely developed community of Red Lake offers plenty of space, privacy and open land, as well as access to 5G internet and Starlink. “This is a beautiful place if you want to live and work more remotely," says area resident Deanna Toenjes, a Realtor with Realty ONE Group Mountain Desert. Toenjes notes that phone reception here is actually better here than areas closer to Williams and Flagstaff. Shopping and dining are about 10 miles away in the small city of Williams, and Red Lake itself earns an overall CAP Index Crime Score of 1 out of 10, lower than the national average score of 4.
The Grand Canyon National Park is less than an hour north of Red Lake.
Ranch-style, single-family homes in Red Lake start around $400,000 and range to about $800,000.

Homes on acreage at a lower price point than Flagstaff
"It's less expensive to live here than in Flagstaff, by far," Toenjes says, where the median home price floats above $800,000. Homes throughout Red Lake date as far back as the late 20th century and construction has continued throughout the 21st century. Home prices in Red Lake depend largely on acreage, floor plan and renovations. Manufactured homes range in size from less than 1,000 square feet to over 3,000 square feet, and go for anywhere from $300,000 to $500,000. Ranch-style homes with anywhere from 1,500 to 2,500 square feet range from $400,000 to roughly $800,000. Custom-built luxury estates often have sprawling floor plans and feature barns and large detached RV garages; prices range from around $900,000 to upwards of $1.5 million. Many properties are zoned for agricultural use, which allows for small-scale farming, and residents commonly keep horses and other livestock.
While the area does have electricity, it doesn't have its own water, so homes here are equipped with water storage tanks. “It’s mostly water-haul because wells are very expensive to dig out this way, since you have to go so deep,” says area resident Ashley Householder, a Realtor with Realty ONE Group Mountain Desert. Homeowners may also need vehicles equipped with 4-wheel drive. “There aren’t any paved roads, everything is dirt,” Householder says, adding that while some roads are maintained by the county, most are not.
Most homes in Red Lake are on at least an acre of land, and sometimes upward of 20 acres.
In Red Lake, luxury custom builds with sprawling floor plans start at around $900,000.
