Willow Springs offers a balanced lifestyle close to Chicago
In Willow Springs, residents don’t have to choose between their wants or needs — both are close to home. The suburban village of about 6,000 people is close to interstates, public transportation and shopping centers, making commuting and running errands easy. However, the community's most enticing highlights are top-rated schools and natural outlets nearby. "We've seen a lot of families and young couples starting families moving here, specifically to be part of a high-quality school district," says Jason Nash, a Realtor with @ Properties who has been specializing in the Willow Springs and Burr Ridge area for 10 years. "It's also still the type of place where kids hop on their bikes with a fishing pole in hand and head to a local park with a pond for the afternoon."

Generational turnover brings new buyers to the community
Yards are dotted with trees throughout the area's gridded and winding residential streets, some of which border golf courses, forest preserves and riverbanks. Cape Cods, bungalows, ranch-style homes and split-levels sell for $240,000 to $460,000. Ramblers, Colonial Revivals and New Traditional homes on large lots range between $480,000 and $975,000. Homeownership is high, and houses sell in just a few weeks. "A lot of people who bought their homes here decades ago raised their kids and are now empty nesters," Nash says. "So, those homes are turning over for the next generation." More than half the homes sold recently are townhouses and condos that range between $130,000 and $575,000. "A lot of downsizers move into those lock-and-leave condos," Nash says.

Students attend well-rated schools on both sides of the river
The Des Plaines River runs through the community, and students living on the south side attend Willow Springs School, rated B by Niche. They continue learning at Argo Community High School or Amos Alonso Stagg High School, rated A-minus and A, respectively. Those living north of the river attend Pleasantdale School District 107, which teaches students from parts of Burr Ridge, Willow Springs and other nearby suburbs. "It's a huge opportunity for families to get into a world-class school system at a much more approachable price point than Burr Ridge itself," Nash says. Pleasantdale Elementary School and Pleasantdale Middle School are rated A. Pleasantdale schools feed into Lyons Township High School, which receives an A-plus and offers over 130 sports, activities, clubs and programs across its two campuses.
Pleasantdale Middle School has 352 students with a student-teacher ratio of 10 to 1.
Lyons Township High School has 3,767 students and earns an A-plus grade according to Niche.
Willow Springs Elementary School has 410 students with a student-teacher ratio of 13 to 1.
Amos Alonzo Stagg High School has 2,583 students with a student-teacher ratio of 15 to 1.

Miles of recreational trails connect preserves, parks and waterways
Paw Paw Woods Nature Preserve, Cranberry Slough Nature Preserve, Willow Springs Woods and Wolf Road Woods are connected by the Palos Trail System and comprise the Palos Forest Preserves. Its unpaved trails span over 40 miles and are open for hiking, mountain biking, horseback riding and cross-country skiing. Centennial Trail and John Husar I&M Canal Trail are paved and run alongside the waterways at the center of the community. At Lions Park, athletes play baseball, basketball and tennis while kids climb on the playground or cool off in the splash pad.

Commuters use expressways, Metra trains and local buses
Proximity to major expressways is an attractive draw for homebuyers. "Illinois Route 171 and U.S. Route 45 intersect right in Willow Springs, and interstates 294 and 55 are close," Nash says. "They feed right into Chicago and the suburbs of Chicagoland." While downtown Chicago is just 19 miles away, commuting by car can take over an hour because of Interstate 55 traffic. Some residents commute via train from Willow Springs Station on Metra's Heritage Corridor, which has weekday commuter service from Joliet to Chicago's Union Station. Pace buses also stop in the area. Chicago Midway International Airport is about 7 miles northeast, and UChicago Medicine AdventHealth La Grange is less than 6 miles away.

Nearby Burr Ridge brings more dining and retail options
Restaurants and shops are on Archer Avenue, including The Irish Legend, a Dublin pub-style restaurant with Ireland-themed décor. Jen's Guesthouse next door is an upscale American eatery with craft cocktails, steak dinners and a large patio. "Burr Ridge, the neighboring community, has a vibrant downtown," Nash says. "There's shopping and dining just minutes away from some of the homes in Willow Springs." The downtown area, called Burr Ridge Village Center, has chain restaurants, fashion stores, salons and fitness studios. Brookhaven Market, Fairplay Foods, Jewel-Osco, Aldi and Walmart are grocery options within a few miles.

A working canal runs through town with little disruption
The Chicago Sanitary and Ship Canal, or the Chicago Drainage Canal, sends treated wastewater away from Lake Michigan to preserve the area's primary water source from contamination. The canal goes through Willow Springs, and "The county does a great job of taking care of the area and making sure it isn't a nuisance," Nash says. "I would say there isn't a single resident who would complain about any type of smell." The channel is also used for both recreational and commercial transportation.

Living in Burr Ridge East, residents enjoy a quieter and more relaxed atmosphere while still being close to all Chicago offers.
"People who like gated communities will like Burr Ridge," says Diana Ivas, a real estate broker with Berkshire Hathaway and resident of the neighboring village of Hinsdale. "It's an upscale area, and many of the houses go for around a million dollars, but you also have a lot of houses that were built in the 1980s that are smaller and more affordable." Homes in Burr Ridge East range from $300k to upwards of $1 million. Driving is the best way to get around in the village. Burr Ridge East is placed right beside Interstate 55, which can take residents to downtown Chicago after a 20-mile drive east.
