The Flats neighborhood offers a peaceful lifestyle just outside Downtown Wilmington. You’ll find a variety of homes along the Bancroft Parkway, a long green space lined with tall oaks, charming streetlamps and park benches. There are mostly rowhomes and duplexes throughout The Flats neighborhood, with a mix of older and newer properties along simple grid-pattern streets.

Visit Woodlawn Park, one of Wilmington’s oldest public parks, established in 1910. It was revitalized in 2019 with brand-new playground equipment and a spray park to splash in on those hot summer days. There’s also a baseball field, home of the local Roberto Clemente Baseball League, and a colorful basketball court for shooting hoops.

Neighborhood students are served by the Red Clay Consolidated School District, which operates dozens of schools throughout New Castle County, including the Charter School of Wilmington, which continuously ranks as one of the best high schools in Delaware.

The Flats has lots of small businesses supported by the community. Whether you need a bouquet from DiBiaso’s Florist, a prescription from Ivira Pharmacy or a car repair from one of the many auto shops, you can count on your fellow neighbors.

When you’re hungry, you can head to one of the restaurants in the area, including Greenhill Deli-Pizza, a staple in the community that’s been serving pizza, subs and other savory dishes since 1949. And if you love Italian food, you’re in luck: Little Italy is right at the edge of the neighborhood and offers an abundance of restaurants and markets. For even more options, you can hop on a local bus or drive the 2 miles to Downtown Wilmington.
