Front porch greetings in Carolina Place
The first residential neighborhood in Wilmington, Carolina Place's streets are lined with historic homes and sidewalks where neighbors greet each other from their porches. Matt Orr is a Broker and Realtor with Nest Realty who renovated his Carolina Place home built in 1905. While he's lived in Wilmington for 20 years, all the way from the beaches to downtown, Orr felt drawn to Carolina Place for its neighborhood feel. "It's crazy how communal and social everyone is," he says. "You sit out on your front porch, and you just get to meet everybody." In addition to multiple generations of families residing here and neighborhood concerts, Carolina Place's leafy greenery makes it feel like a small community further than just 2 miles away from downtown. "It's still heavily wooded with a lot of vegetation," Orr says. "It's park-esque."
Historic homes in pastel shades
Homes in this registered historic district were mainly built between 1905 and 1941. Smaller bungalows and Craftsman between 900 and 1,300 square feet are typical. Other styles include Queen Anne, Classical Revival and Colonial Revival. "We do have some bigger houses," Orr says. "As you go closer to Market Street, some of the houses are pushing 3,000 square feet." A two-bedroom bungalow will start in the low $200,000s and go as high as the mid $600,000, depending on if a home was recently renovated or needs updates. A larger Queen Anne or Colonial Revival will range from the low $500,000s to the high $700,000s. Homes tend to sit closer together here, but there is room for gardening. Jacki Hedgecock, Broker and Luxury Property Advisor at Christie's International who flipped a house in the neighborhood, says, “There’s a little produce garden where neighbors share their produce with each other.”

Traveling on the Cross-City Trail
In the center of the neighborhood, Wallace Park is a quiet green space with a playscape and basketball court. People can walk their dogs along the unpaved walking trail by a creek filled with fish and turtles. The 15-mile Cross-City Trail is a multi-use, off-road option for alternative transportation. "Pretty soon, the trail will connect right through Wallace Park and end at the new train station downtown," Orr says. Carolina Place is about 9 miles from the nearest beach, and Wilmington is also known for its riverfront, which includes the Riverwalk and Water Street Park.

Walkable eateries in a foodie town
"Carolina Place is within walking distance of the Cargo District," Orr says. "A big developer put in tons of shops and restaurants." One of those spots is Mess Hall, which opened in 2020. It serves burgers, chicken sandwiches, and vegan options with crispy tater tots on the side. Beat Street is a fast-casual offshoot of the local butcher chain True Blue. The eatery has a changing menu that encourages both the chef and diner to explore. "It's a foodie town," Orr says. "On the restaurant front, you've got to be good to survive down here." More shopping and dining options are located downtown, less than 2 miles away, or Independence Mall, around 3 miles away. Harris Teeter, Whole Foods and Trader Joe's are all within a similar range.

Live music from the neighborhood band
When summer comes around, Carolina Place hosts an annual yet unofficial neighborhood porch concert series. "There's a neighborhood band that plays on the front porch at different houses," Orr says. "People just show up with a cooler and lawn chairs. It's just neighbors playing music." The neighborhood also goes all out for Halloween with extravagant decorations. "They go insanely overboard," Orr adds. "Freaky stuff." Being so close to downtown, residents can participate in the city's annual events like The North Carolina Azalea Festival and Riverfest.
