Suburban parks between the city and the beach
Bordered by parks on two of its three sides, Devon Park is a slice of suburbia east of Midtown Wilmington. “It’s a traditional subdivision,” says Sean Skutnik, Realtor with Coldwell Banker Sea Coast Realty, who has lived in Wilmington since the late 1980s. “It’s an older name that’s used to reference that location, but it doesn’t have pools or neighborhood amenities.” While it may be considered an older development, Devon Park’s convenient location between the Downtown Riverwalk and Wrightsville Beach gives residents access to the area's major waterways. “The city has so much water,” says Jake Wyer, a Broker with eXp Realty. “You have to see it from a boat to really understand it.”
1940s cottages, 1980s condos and apartment living
Housing styles mostly consist of ranch-styles and cottages built between the 1940s and 70s, typically with 1,000 to 2,000 square feet of floor space. Each home has a distinct character, with variations including carports and different color shutters. Prices range from $200,000 to $460,000. A total of 31 homes sold in 2023, and they stay on the market for an average of 18 days. On Schribers Lane, new cottages built in 2023 sell in the $480,000s. There are pockets of 1980s-built condos and townhouses throughout the neighborhood. They start around $260,000 and go as high as $355,000. In terms of livable space, apartments make up just over half of the neighborhood.
New Hanover County school with an improvement plan
Forest Hills Elementary School earns a C-plus grade on Niche and is considered a Comprehensive Support and Improvement School, receiving funds and additional support from the federal government. Williston Middle scores a B-minus. New Hanover High has won 40 state championships for eight different athletic teams and scores a B-plus. Most recently, the men’s soccer team took home the title in 2021. It’s the oldest high school in Wilmington; the building was completed in 1922.
Walking to Empie and Anne McCrary Parks
Some houses on the neighborhood's west side are within walking distance of Empie Park. “They have a lot of tennis courts and are getting more pickleball courts now that it’s becoming so popular,” Skutnik says. In addition to the Althea Gibson Tennis Complex, there’s a playground, baseball fields, basketball courts and a dog park. It connects to Wilmington’s most popular walking and biking trail. “The Cross City Trail is a big selling point for people who live off of it,” Skutnik says. Anne McCrary Park borders the top of the neighborhood. As one of four Wilmington parks with water access, it’s a popular spot for fishing, kayaking, and boating. The approximately 7-mile drive to Wrightsville Beach can take over 20 minutes in heavy traffic.
Two miles to Independence Mall
Despite its residential feel, Devon Park has a shopping and dining destination a few miles away in every direction. “You’re close to Independence Mall, and Whole Foods isn’t too far away,” Skutnik says. The mall is the only enclosed mall in Wilmington and is just a 2-mile drive from Devon Park. It features clothing stores, including Belk and JCPenney, along with restaurants and a Lidl grocery store. The neighborhood is about a mile from two breweries in opposite directions. Off Randall Parkway, Flying Machine Brewing Company has a tap list beyond beer, with wine and slushies on the menu. Part of a busy shopping strip on College Road, Wilmington Brewing Company has more of a family-friendly atmosphere with a taproom full of games and weekly rotating food trucks.
Short commutes, but beware of rush hour
There is not a lot of walkability within the neighborhood, because it lacks sidewalks on most streets. Most residents drive as their mode of transportation, but there are WAVE Transit bus stops on Randall Parkway by Anne McCrary Park, and Wilshire Boulevard. College Road lies east of the neighborhood. It is one of Wilmington’s most popular roads, and traffic can build up during rush hour. The 5- to 7-mile drive to Wilmington International Airport will take around 15 to 20 minutes. The neighborhood is also just a 2- to 4-mile drive from the University of North Carolina Wilmington and a 3- to 5-mile drive from the Downtown Riverwalk.
