History meets modernity in Historic Downtown Wilmington

Wilmington’s Historic Downtown is the beating heart of the Port City. Here, business, culture and community intertwine on dense blocks along the Cape Fear River that buzz with residents and tourists. “Historic Downtown is not huge in square footage, but it is very deeply cared for and preserved,” says Jan Brewington, a Wilmington native and owner of Dram Tree Realty.

The neighborhood, home to popular attractions like the Riverwalk, offers a pedestrian-friendly lifestyle that attracts young professionals, investors and historic home preservationists. “We love living downtown because we have such a community,” says Derek Criscitiello, an agent with Coldwell Banker Sea Coast Advantage. “We go out to dinner a lot with friends, and we'll meet friends for beers and stuff like that.”

Historic Downtown is the core of the Wilmington Historic District, which was added to the National Register of Historic Places in 1974.

A mix of historic homes and modern condos

This community offers a range of housing, from high-rise condos with views of the Cape Fear River to century-old American Foursquares and Victorians along tree-lined North Fifth Avenue. “We have everything from big mansions to small bungalows that were built in the 1920s,” says Brewington, who adds that homeowners take pride in landscaping their small lots in this neighborhood where front doors are merely steps from the sidewalk. “There are really friendly-looking homes. People decorate the front of their homes for the benefit of folks walking by.”

Single-family homes don’t go on the market often. The median price is around $611,000. A 2,200-square-foot home went on the market in January 2025 for a list price of about $700,000. Most condos fall between $230,000 and $690,000. However, some luxury units at River Place range from $800,000 to $1.3 million.

Condos typically have at least one parking space, and some communities charge a $100 monthly fee. Single-family homes have on-street parking, and some have detached garages.

Local businesses thrive in Historic Downtown

The neighborhood is a destination for boutique shopping, nightlife and entertainment. Much of the action takes place along Front and Market streets, where coffee shops sit next to lively taprooms and art galleries. Specialty stores fill the Cotton Exchange, a complex of 19th-century warehouses transformed into an open-air mall. The surrounding blocks feature dozens of restaurants, ranging from laid-back spots like Fat Tony's Italian Pub to acclaimed eateries such as Seabird, which made Chef Dean Neff a James Beard Award semifinalist in 2024.

Audiences pass through ornate columns on their way into the Thalian Hall Center for the Performing Arts, an opulent theater hosting live performances since the late 1850s. Wilmington’s many museums, which include unique institutions like the Museum of the Bizarre, are a short walk away. A few locally owned markets are in the neighborhood, but Food Lion is the closest grocery chain, a little over 2 miles away. Independence Mall is about 4 miles away. Midtown Wilmington offers more national retailers farther east.

A neighborhood known for its street fairs

Residents in Historic Downtown have front row seats for the city’s largest events. The city turns pink in April as the North Carolina Azalea Festival draws thousands of tourists to the city for its street fairs, home and garden tours and parades. In the fall, Riverfest takes over Front Street for two days in October. The traditional street festival features craft vendors, live music and a car show.

From one of Wilmington’s smallest parks to its largest music venue

Pocket parks dot Historic Downtown. Innes Park, one of the city’s smallest green spaces, hugs the south side of the Thalian Hall Center for the Performing Arts and offers benches shaded by flowering trees. A few blocks away, Story Park fronts the main branch of the New Hanover County Public Library. It features a short StoryWalk that takes readers past manicured gardens, musical instruments and a giant checkerboard. Once the site of Wilmington’s first movie theater, the Bijou Theatre, Bijou Park often serves as a pass-through for pedestrians to get from Front Street to Water Street. Visitors here step over original theater tiles that date to the early 1900s.

Nearby, residents mix with tourists along Wilmington’s famed Riverwalk, a lighted boardwalk lining the Cape Fear River for nearly 2 miles. “Our Riverwalk has won awards for being one of the best in the country,” Brewington says. “The other side of the river is undeveloped, so you’re looking at the river and the undeveloped area, but this side is lined with restaurants, shops and clubs.” The Riverwalk ends at Riverfront Park, home to the Live Oak Bank Pavilion. The music venue, the largest in the city, draws national touring artists like John Legend and Brad Paisley.

Several public and private schools are blocks from Historic Downtown

New Hanover County Schools earns an A-minus overall rating from Niche. In addition to neighborhood schools, the district offers magnet schools and specialty programs. Historic Downtown’s assigned schools start with Annie H. Snipes Academy of Arts & Design and Williston Middle, which both receive C-plus ratings. New Hanover High gets a B-plus and features Lyceum Academy, a two-year Advanced Placement and honors-level interdisciplinary program. “Typically, the PTAs are very active. They even have their own Facebook groups. There are lots and lots of things for kids to do here, including sports and the arts. And of course, the beach is always free,” says Brewington. The neighborhood is close to popular private schools, including Saint Mary Catholic School, which Niche does not yet rate.

Higher education is close to home. Historic Downtown hosts Cape Fear Community College, which offers more than 70 programs of study and workforce development classes. The University of North Carolina at Wilmington, known for its marine biology and nursing programs, is about 6 miles away.

There are multiple ways to get around downtown Wilmington

Historic Downtown is a walkable and bikeable neighborhood with access to a range of public transportation. “We have people walking downtown until late at night and early in the morning 365 days a year,” Brewington says. “Even at Christmas, people are walking around and enjoying it.” Wave Transit bus stops are sprinkled across the neighborhood. All routes meet at Padgett Station, nearby. The Port City Trolley offers free rides up and down Front Street, while Wilmington Water Tours, a water taxi service, stops along the riverfront and takes passengers across the water to Battleship North Carolina. Boaters cruising along the Cape Fear River can park their vessels at the Wilmington City Docks. Third Street connects commuters to U.S. Routes 74 and 421 to reach destinations across the Cape Fear region, such as Carolina Beach, around 15 miles away. Wilmington International Airport is about a 4-mile drive.

Important to know

Hurricanes are a reality in coastal North Carolina. According to FEMA’s National Risk Index, New Hanover County gets a score of 98.5 out of 100, with a very high risk for hurricanes. The agency’s flood maps show Historic Downtown’s riverside blocks rest in flood hazard areas. However, Brewington says the neighborhood has rarely been impacted by flooding.Historic Downtown receives a CAP Index Crime Score of 7 out of 10, compared to the national average of 4 out of 10. According to the CAP Index, the neighborhood has a higher-than-average risk of property crime.
