Family-friendly neighborhood close to the Intracoastal Waterway

Resting between a busy commercial corridor and the calm waters of the Intracoastal Waterway, Lansdowne is an established neighborhood long sought after for its location and family-friendly atmosphere. “I love the community vibes of having your own space but still being able to ride your bike to your friend's house or your kids being able to bike to school,” says Heather Ashworth, a Lansdowne resident and Realtor with Nest Realty. “It’s very convenient to local parks, restaurants and grocery stores,” she says, adding that the neighborhood’s highly rated schools are a big draw for homebuyers. Lansdowne also has a low crime risk according to the CAP Index, which gives the neighborhood a crime score of 1 out of 10, compared to the national average of 4.

A range of older single-family homes on large lots

Developed between the late 1960s and early 2000s, Lansdowne features an eclectic mix of home styles. Colonial Revivals and Cape Cods sit between ranch-style homes and split-levels. In addition to the diversity of styles, homes here also feature a diversity of exterior and interior features. “Sometimes you’ll find Hardie Plank or wood siding. Some homes have been updated and some haven’t,” Ashworth says. These single-family homes typically rest on lots over a third of an acre, neatly landscaped with flowering ornamental trees. Prices range from $300,000 to $680,000. Ashworth notes the market is competitive: Properties typically sell after about 38 days on the market, roughly 10 days faster than the national average.

Students can attend A-rated public and private schools

New Hanover County Schools serves Lansdowne. The district earns an A-minus overall rating from Niche and offers neighborhood schools, specialty high school programs and four non-traditional high schools. Most of Lansdowne is zoned for Holly Tree Elementary, Roland-Grise Middle and John T. Hoggard High, which all receive A-minus ratings. Hoggard High hosts the district’s International Baccalaureate program. Some homes on the neighborhood’s east side are zoned for the A-rated Masonboro Elementary, which Niche ranks as the best public elementary school in the Wilmington area for 2025. Cape Fear Academy, an A-plus-rated private school notable for its emphasis on STEM education, is a popular alternative nearby. “People will drive 45 minutes from north Wilmington to go to Cape Fear Academy,” Ashworth says. Lansdowne is less than 5 miles south of the University of North Carolina at Wilmington. In addition to its nursing and teaching programs, the university is known for its marine biology program, which utilizes the region’s wetland and coastal habitats for research and education. The university’s Center for Marine Science is close to the neighborhood off Masonboro Loop Road.

Parks, a golf course and the beach are all close to Lansdowne

From beach days and boat cruises to morning walks at the neighborhood park, Lansdowne residents have multiple ways to enjoy the great outdoors. A paved path loops around James E.L. Wade Park. Set on 17 acres of wetlands, it features a playground and a boardwalk overlook where walkers and bikers can spot wildlife like birds, turtles and butterflies. Along with being a natural habitat, the park is designed to collect and treat stormwater runoff before it reaches Hewletts Creek nearby. Trails End Park offers a fishing pier and a public boat ramp to access the Intracoastal Waterway. It neighbors the private Masonboro Yacht Club. “Not every neighborhood is close to a public boat ramp,” Ashworth says. “We take our boat and get lunch and drinks on the water. My personal favorite is Dockside. It’s a great place where all the locals hang out during the week. There’s also Mason’s Inlet. People dock their boats to spend their day on the little islands.” Pine Valley Country Club, which features a private 18-hole course, is a nearby golf option. The club prides itself on having a family-friendly environment, fostered through a variety of social events at the club’s multiple restaurants, as well as friendly competition on the tennis courts and the club-sponsored swim team. Wrightsville Beach, known for its surfing and lively bars, is less than 10 miles away.

Restaurants nearby and retail options along College Road

Grocery stores like Publix and Food Lion are outside the neighborhood along College Road, a main route through the center of Wilmington. Popular shopping destinations line this commercial corridor, including University Centre and University Commons, which host dozens of national retailers. Independence Mall, the city’s only indoor mall, and Mayfaire Town Center, an outdoor mall known for its high-end and boutique stores, are 5 and 9 miles away, respectively. Ashworth loves that the Pointe at Barclay Commons is close by: “You can ride your bike there and go to the movies and go to dinner.” She adds that residents can avoid the bustle of College Road by dining at the local restaurants dotting Masonboro Loop Road. The Keg and Egg is a laid-back spot for brunch, while Whiskey Trail at the Creek offers a pub-like atmosphere for American fare. “The Veggie Wagon is down the road. People love to hang out there. You’ll see moms and kids there on Wednesday nights,” Ashworth says of the popular gourmet market.

Multiple ways to get around the Port City

Commuting around Wilmington from Lansdowne starts on College Road. For those who prefer public transportation, Wave Transit bus stops line this main thoroughfare, which connects to U.S. Routes 421 and 117 to reach destinations around the city. Historic Downtown Wilmington is roughly an 8-mile drive, and Wilmington International Airport is less than 10 miles away. The neighborhood’s bike-friendly streets, such as Waltmoor Road, link up with the 15-mile Gary Shell Cross-City Trail.
