Some homes have been updated and some haven’t,” Ashworth says. These single-family homes typically rest on lots over a third of an acre, neatly landscaped with flowering ornamental trees. Prices range from $300,000 to $680,000. Ashworth notes the market is competitive: Properties typically sell after about 38 days on the market, roughly 10 days faster than the national average.

New Hanover County Schools serves Lansdowne. The district earns an A-minus overall rating from Niche and offers neighborhood schools, specialty high school programs and four non-traditional high schools. Most of Lansdowne is zoned for Holly Tree Elementary, Roland-Grise Middle and John T. Hoggard High, which all receive A-minus ratings. Hoggard High hosts the district’s International Baccalaureate program. Some homes on the neighborhood’s east side are zoned for the A-rated Masonboro Elementary, which Niche ranks as the best public elementary school in the Wilmington area for 2025. Cape Fear Academy, an A-plus-rated private school notable for its emphasis on STEM education, is a popular alternative nearby. “People will drive 45 minutes from north Wilmington to go to Cape Fear Academy,” Ashworth says.
Lansdowne is less than 5 miles south of the University of North Carolina at Wilmington. In addition to its nursing and teaching programs, the university is known for its marine biology program, which utilizes the region’s wetland and coastal habitats for research and education. The university’s Center for Marine Science is close to the neighborhood off Masonboro Loop Road.

My personal favorite is Dockside. It’s a great place where all the locals hang out during the week. There’s also Mason’s Inlet. People dock their boats to spend their day on the little islands.” Pine Valley Country Club, which features a private 18-hole course, is a nearby golf option. The club prides itself on having a family-friendly environment, fostered through a variety of social events at the club’s multiple restaurants, as well as friendly competition on the tennis courts and the club-sponsored swim team. Wrightsville Beach, known for its surfing and lively bars, is less than 10 miles away.

Ashworth loves that the Pointe at Barclay Commons is close by: “You can ride your bike there and go to the movies and go to dinner.” She adds that residents can avoid the bustle of College Road by dining at the local restaurants dotting Masonboro Loop Road. The Keg and Egg is a laid-back spot for brunch, while Whiskey Trail at the Creek offers a pub-like atmosphere for American fare. “The Veggie Wagon is down the road. People love to hang out there. You’ll see moms and kids there on Wednesday nights,” Ashworth says of the popular gourmet market.
